The history of the district

Maine de Biran occupies the west of Bergerac, between the centre and the exit towards Mussidan. The district is named after Pierre Maine de Biran, a philosopher born in Bergerac in 1766. Its two reference streets, rue Waldeck-Rousseau with one hundred and five transaction records and avenue Aristide-Briand with one hundred and one, were checked inside the district boundary.

The street pattern combines streets of the Third Republic and the names of writers: rue Lamartine, rue Marcelin-Berthelot, rue Sévigné, rue Albert-Camus, rue André-Maurois, rue Maurice-Ravel. To those are added rue Valette, shared with the centre, rue des Trois-Frères-Cassadou and rue du Docteur-Pierre-Simbat. The stock mixes suburban houses, detached homes and small apartment blocks.

The district sits at 1 530 €/m², level with the town average, on eleven apartment sales a year. It shows the most marked path in Bergerac: 46 % over five years and 29,7 % over twelve months. The annual series is complete and steady, from 1 047 €/m² in 2021 to 1 791 in 2025.

Who buys in Maine de Biran

Maine de Biran is the catching-up district of Bergerac. In 2021 it started from the lowest price in the town, at 1 047 €/m², and it now sits level with the town average. That rise of 46 % in five years is not a measurement accident: the annual series is complete and climbs without interruption. It reflects the revaluation of a suburban area close to the centre, long discounted. Small units are now the most expensive in the town, 1 818 €/m² for a studio and 1 983 for a T2, while T4 and larger units remain at 1 127: the gap between property types is the widest in Bergerac here. If you are selling a large apartment in this district, do not rely on the average price shown.

Pierre Maine de Biran, born in Bergerac in 1766 and died in 1824, was a French philosopher known for his work on habit and bodily awareness. He was also sub-prefect of Bergerac and a member of parliament for the Dordogne. The district in the west of the town carries his name.

Because the district started from a very low base. In 2021 it showed 1 047 €/m², the lowest price in Bergerac. It now stands at 1 530 €/m², level with the town average. The rise of 46 % over five years is therefore a catching-up movement, and the annual series behind it is complete and steady, without a jolt.

Clearly. A studio comes out at 1 818 €/m² and a T2 at 1 983, while a T4 or larger falls to 1 127. That is the widest gap between property types in Bergerac. It reflects sustained rental demand for small units in an area close to the centre.
