The history of the district

Tujac is the large housing district of western Brive-la-Gaillarde. It was built from the 1960s onwards to house the population then flowing into the town, with several blocks of flats, schools and local facilities, on land that had been farmland until then.

Together with La Gaubre, to the north-east, the area forms a priority neighbourhood under French urban policy, and it continues eastwards into Le Bouygue, more suburban in character, and into the Estavel area. The whole is home to several thousand residents and is the subject of an ongoing urban regeneration programme.

On the market, Tujac posts the most affordable prices in Brive-la-Gaillarde, around 1 510 €/m² for an apartment. The three Tujac areas proper produce only 3 individual-unit apartment sales a year: the published price is therefore calculated across the whole western strip, including La Gaubre and Le Bouygue, or around 24 sales a year. Even at that scale, the average remains sensitive and the annual series irregular: it gives an order of magnitude, not a reference value.

Who buys in Tujac

Tujac attracts first-time buyers, investors and families looking for the entry price of the Brive market, with apartments in private blocks and houses in the streets of Le Bouygue. Demand is driven by the price level, the presence of schools and local facilities, and the proximity of the roads towards the west of the municipality.

Frequently asked questions

The average price in Tujac is 1 510 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 188 to 1 694 €/m² depending on the building, the floor and the condition.

The area is made up for the most part of blocks of flats built from the 1960s onwards, in a priority neighbourhood under French urban policy. The average price is the lowest in the municipality, around 1 510 €/m² for an apartment, against 1 926 €/m² for the town as a whole.

The district occupies the west of Brive-la-Gaillarde, beyond the suburbs. Together with La Gaubre it forms a priority neighbourhood under French urban policy, and it continues eastwards into Le Bouygue and the Estavel area.

It should be read as an order of magnitude. The Tujac areas produce only 3 individual-unit apartment sales a year, a volume too small to publish a price of their own. The figure shown is calculated across the whole western strip, including La Gaubre and Le Bouygue, or around 24 sales a year. For a specific property, a valuation at the address remains more reliable.
