The history of the district

Beaulieu occupies the west of Châteauroux, along the avenue d'Argenton. The district was built in the twentieth century as blocks of flats, on a plan whose streets bear the names of French provinces: Auvergne, Aquitaine, Bourgogne, Provence, Bretagne, Roussillon.

The neighbourhood council brings together Beaulieu, La Pointerie, La Bourie and Notz. Its area extends to the south-west towards La Pointerie and La Bourie, more given over to detached houses, as far as the route de Châtellerault and the racecourse.

On the market, Beaulieu shows the most affordable average price in Châteauroux, at around 940 €/m² for an apartment, 25 % below the town average. Volume is the lowest in the town, about 7 sales a year: the annual series is erratic, and the twelve-month change shown rests on a sample where the mix of that year's sales weighs more than the market itself.

Who buys in Beaulieu

Beaulieu attracts first-time buyers and investors looking for the lowest entry price in the town, with high rental yields. Demand focuses on family-sized apartments in the blocks, where the level of service charges and the condition of the common areas account for most of the price gap.
