Market trends and analysis for Châteauroux

The Châteauroux market is that of the prefecture town of a rural department, away from the large metropolitan areas. With an average price of around 1 246 €/m² for an apartment, Châteauroux ranks among the most affordable prefectures in France. Houses, at around 1 470 €/m², trade 18 % above apartments, a sign of a housing stock and a demand mainly oriented towards individual homes.

The gap between districts reflects the town's urban history. The old centre and the faubourgs to the west and north form the top of the market. The large housing districts built during and after the American base period, to the east and south, stand 15 to 40 % below. With 187 sales per year, only the averages for the town centre, Saint-Denis and Les Grands Champs rest on a comfortable volume; those for the six other districts, at between 7 and 19 sales a year, should be read as orders of magnitude.

Châteauroux against the major cities

average €/m²

With an average price of around 1 246 €/m², Châteauroux sits well below the major French cities. That level, one of the lowest among prefecture towns, opens home ownership to budgets that would not reach it elsewhere and sustains high rental yields.

The history of Châteauroux

Châteauroux was born from a fortress. Around 937, Raoul le Large had the castle built on the left bank of the Indre that would give the town its name. The settlement that grew at its foot then lived on cloth: the drapers of the Berry regulated the quality of production there from the Middle Ages onwards, and that trade anchored the town for centuries.

The twentieth century gave it a second face. From 1951 to 1967, the United States Air Force operated one of its largest European air bases at Déols, on the edge of the town. Thousands of people settled there, whole districts were built, and the street names still bear the mark: avenue John-Kennedy, rue Eisenhower, allée Franklin-Roosevelt, rue des États-Unis. The departure of the base in 1967 left a lasting mark on the local market.

The geography of prices follows those two layers. The old centre, around the château Raoul and the rue Grande, forms the top of the market at 1 509 €/m². The old faubourgs to the west and north follow at between 1 200 and 1 350 €/m². The large housing districts built during and after the American period, to the east and south, close the ranking at between 940 and 1 190 €/m².

Who buys in Châteauroux

The Châteauroux market is above all local: first-time buyers, families moving from renting to owning, and investors drawn by some of the lowest entry prices in France and by high rental yields. Demand is mainly for houses. The prefecture, the hospital, the freight airport and the logistics hub sustain steady rental demand.

Frequently asked questions

The average price in Châteauroux is 1 246 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 967 to 1 404 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No, and the gap approaches 60 %. The town centre shows the highest average price, at around 1 509 €/m², while Beaulieu, to the west, sits at around 940 €/m². Between the two, Les Marins, Saint-Christophe and Vaugirard stand between 1 210 and 1 350 €/m². The district price is therefore far more useful than the town-wide average.

The town offers one of the lowest entry prices in France for a prefecture, with a plentiful stock of houses and the setting of a mid-sized town: the lake and park of Belle-Isle, the forest of Châteauroux nearby, and free city buses since 2001. It is linked to Paris and Toulouse by rail, and has an airport six kilometres away.

Yes, clearly. Over five years the DVF average for apartments has risen by roughly 19 %, from 1 050 to 1 290 €/m². This is the classic catch-up of a very low market, where a few thousand euros more per property make a large percentage. With about 187 apartment sales per year, the trend is readable at town level, less finely at the level of the smaller districts.

The town-wide average is not enough: you need to start from the price in your own district, then adjust for the age of the building, its condition, its energy performance, the presence of outdoor space and the type of property. Here the gap between houses and apartments reaches 18 %, and the gap between the centre and the west approaches 60 %. The Immover estimator draws on the actual sales closest to your address.
