Market trends and analysis for Dole

The Dole market has risen clearly. The average apartment price went from 1 412 €/m² in 2021 to 1 624 in 2026, around 15 % over the period, of which 7,6 % over the last twelve months. With 197 apartment sales a year and 393 transactions retained for 2024 and 2025, this is a solid rise at town level. All eight districts gain ground over five years, without exception.

Two features set this market apart. The first is how compact it is. Twenty-two per cent separates the most expensive district from the most affordable, one of the narrowest gaps we measure, where the median across our coverage is closer to 60 %. It means that in Dole, unlike in many towns, you are not paying for an address: you are paying for a property. The second is the role of the old centre, which is at once the largest market in the town and the cheapest. This is not a sign of decline but the mark of a housing stock in need of renovation, with a lower quartile at 1 124 €/m² that pulls the average down. For a seller, it means renovation is worth more here than elsewhere. For a buyer, it means the cost of the work has to enter the calculation from the first viewing.

The history of Dole

Dole was once a capital. That of the county of Burgundy, then of Franche-Comté, at a time when the province was not French but answered to the Habsburgs. The town took in the county parliament at the start of the fifteenth century, then its university, and that twin judicial and academic role gave it a standing no other town in the county held at the time.

It lost that standing in 1678. The conquest by Louis XIV brought Franche-Comté into France, and the provincial capital moved to Besançon, judged safer. The university followed a few years later. From that period Dole keeps an old centre of unusual density for a town of its size: private mansions, stone façades, and the collégiale Notre-Dame, built between 1509 and 1588, whose seventy-three metre bell tower can be seen from across the plain.

The town's other name is that of Louis Pasteur, born here in 1822 in a tannery beside the canal. His birthplace, on the quay that now carries his name, is open to visitors. The tanners' quarter, with its canal and its houses standing over the water, has become the image of Dole.

Today's Dole is the largest town in the Jura department by population, with 23 840 inhabitants, ahead of the prefecture town Lons-le-Saunier, without holding that rank: it is a sub-prefecture. Public administration, education and health account for 43,2 % of local employment, but industry still represents 13,9 %, a markedly higher share than in most comparable towns. The station, on the Paris-Lausanne high-speed line, puts Paris a little over two hours away.

Who buys in Dole

Dole buys at 1 624 €/m² for an apartment, one of the lowest levels we record. There are two buyer profiles. First, Dole residents themselves, often working in public administration, at the hospital or in local industry, who become owners for what rent would cost them. Second, buyers from further afield, drawn by a good old town centre and by a station that puts Paris a little over two hours away. Three points to grasp before buying. The first is that the district counts for little here: 22 % separates the most expensive area from the most affordable, one of the narrowest gaps in our coverage, where the median is closer to 60 %. What sets the price in Dole is the condition of the property and its floor area, not its address. The second is the house-to-apartment gap, 25 %, twice the norm: if you are weighing one against the other, the trade-off is far sharper here than elsewhere. The third is the old centre, which is at once the largest market in the town and the cheapest: an opportunity for anyone willing to renovate, and a note of caution on resale for anyone who does not.

Frequently asked questions

The average price in Dole is 1 624 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 277 to 1 911 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

Les Commards, at 1 898 €/m², 17 % above the town average. This area in the east of the town, on the Besançon road, combines blocks of flats from the 1960s and 1970s with detached housing. The gap with the most affordable district is only 22 %, one of the narrowest we record: in Dole, the choice of district weighs little on the price.

This is a peculiarity of the town, and it comes down to the housing stock rather than to how attractive the area is. The old centre concentrates 35 % of sales in the town, seventy a year, on a dense Franche-Comté built fabric made up of many small units and many properties in need of renovation. Its lower price quartile falls to 1 124 €/m², the lowest in the town. A renovated home reaches far higher levels there: it is the condition of the property that makes the difference, not the address.

The gap is sharper here than elsewhere: a house costs 2 035 €/m² against 1 624 for an apartment, 25 % more, where the usual ratio is 10 to 15 %. Dole has 61 % apartments and 37,4 % houses, and the detached house remains a sought-after product. Do watch the calculation convention, though: the price per square metre of a house is based on the built floor area, whereas the price paid also covers the land.

Yes, and it is a genuine selling point for the town. Dole-Ville station, about ten minutes on foot from the centre, puts Paris-Gare de Lyon 2 h 03 away at the fastest, with around a dozen trains a day. It is a stop on the Paris-Lausanne high-speed line, which also serves Dijon, Frasne and Vallorbe; Lausanne is 2 h 36 away. Regional TER services complete the picture towards Besançon and Dijon.

Yes, clearly. The average apartment price went from 1 412 €/m² in 2021 to 1 624 in 2026, around 15 % over the period, with 7,6 % over the last twelve months. All eight districts gain ground over five years, between 8 % in Faubourg de Chalon and 25 % in Landon. With 197 apartment sales a year, these figures rest on solid volumes at town level, less so for some districts taken on their own.

Start with the condition of the property and its energy rating, which weigh far more here than the district: only 22 % separates the most expensive area from the most affordable, while the range inside the old centre alone runs from 1 124 to 1 773 €/m². Then look at floor area, small units in the centre trading at different levels from large ones. Finally check whether the property is a house or an apartment, since the gap between the two is 25 % here. The Immover estimator draws on the actual recorded sales closest to your address.
