La Colombière occupies the east of Épinal. The Colombière Épinal Est neighbourhood association describes an area transformed over some twenty years, between heritage and cultural facilities, which has gained in residential appeal.
The district is laid out around the rue Paul-Mieg, the faubourg d'Ambrail and the rue André-Vitu, and climbs towards the faubourg de Poissompré. To the north it takes in Le Saut-le-Cerf, an official district of nearly 8 000 inhabitants, built up over only seventy years, which grew from 500 inhabitants in 1947 to more than 6 000 in 2014: it is a district of houses, where practically no apartments change hands.
On the market, La Colombière sits at around 1 519 €/m² for an apartment, second in the town, on about 24 sales a year. Its median, at 1 539 €/m², is above its average. The district falls back 7 % over five years and 3 % over twelve months, the only area of Épinal down on both horizons.
La Colombière attracts settled households and families looking for a residential setting a few minutes from the historic centre, as well as buyers drawn by the cultural facilities of the area. Demand covers the larger apartments and the houses, which are numerous in Le Saut-le-Cerf. The five-year decline, the only one in the town, is an invitation to negotiate.
The average price in La Colombière is 1 519 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 123 to 1 811 €/m² depending on the building, the floor and the condition.

Le Saut-le-Cerf has nearly 8 000 inhabitants, but only 5 apartments sell there over two years: it is a district of houses, built up over only seventy years. Publishing an apartment price per m² of its own would mean inventing one. It is attached to La Colombière, which it adjoins.
The district loses 7 % over five years and 3 % over twelve months, the only area of Épinal down on both horizons. Its median is nonetheless above its average, which points to a healthy market with no dominant low transaction: the decline owes more to the small number of sales, about 24 a year.
