The Épinal market is that of a mid-sized county town backing onto a mountain range. With an average price of around 1 427 €/m² for an apartment, Épinal sits below Nancy and above the county towns of central France. Houses, at around 1 834 €/m², trade 29 % above apartments, a standard gap. Volume is modest, at 265 apartment sales a year: Épinal is a town of houses, and that is what explains the number of districts covered.

Épinal was born of an island. In the tenth century a farm stood on an islet in the Moselle, Rualménil, the house on the river, and the town grew up around it. The historic core occupies the right bank, at the foot of the castle hill, today a ruin in a park, and around the basilique Saint-Maurice, whose thousand years can be read on its walls.
The left bank came later, between the railway and the water, with industry. The Imagerie d'Épinal print works, founded in 1796, made the town's name proverbial; the timber and paper industries did the rest, especially at Le Champ-du-Pin, which had seven factories after 1870. The twentieth century pushed the town up onto the heights, with the Plateau de la Justice priority development zone in the 1960s, and eastwards with Le Saut-le-Cerf, which grew from 500 inhabitants in 1947 to more than 6 000 in 2014.
The geography of prices follows that history. La Rive Droite, La Colombière and La Madeleine hold the top of the market, between 1 488 and 1 624 €/m². La Rive Gauche, L'Ouest Spinalien, Le Champ du Pin and Saint-Laurent form an even middle band, between 1 262 and 1 443 €/m². Le Plateau de la Justice brings up the rear, at 1 154 €/m². The gap between the most expensive and the most affordable district reaches only 41 %, a narrower spread than in most county towns.
The Épinal market is first of all a local one. It is carried by households from the employment area, the largest in the Vosges, where timber, paper, healthcare and public administration weigh heavily, and by first-time buyers for whom the entry ticket remains moderate. To them is added demand tied to green tourism: the town is the gateway to the Vosges massif, less than an hour from Gérardmer and the ski resorts.
