The history of Joué-lès-Tours

Joué-lès-Tours is the second largest town in the Indre-et-Loire department after Tours, of which it forms the natural extension south of the Cher. Its present shape comes from rapid expansion: the population multiplied fivefold between 1954 and 1982, driven by the growth of the conurbation and by the shortage of land within Tours itself. The town now has around 38 000 residents and belongs to Tours Métropole Val de Loire.

The centre is built around the Place François Mitterrand and the town hall. To the south, La Rabière, a former priority development zone built between 1958 and 1978 on former farmland, remains the most populous district. To the east, L'Alouette and La Grande Bruère form a more recent residential fabric, while Vallée Violette, to the south-east, grew out of a low-rise planned development between 1975 and 1988. To the north-west, Beaulieu and its eighteenth-century château close the town off on the Cher side. To the south, the park around the Lac des Bretonnières is the town's main green space.

The geography of prices follows that structure. Beaulieu and L'Alouette command a premium, driven by residential housing and a quieter setting. The centre carries the market in volume. The most affordable areas are Vallée Violette and Le Morier, along with La Rabière, where the catch-up is real but starts from a low level.

Who buys in Joué-lès-Tours

The Joué-lès-Tours market attracts first-time buyers, families and working households from the Tours area, who find more moderate prices here than in Tours itself with a direct link on tram line A. Demand covers the flats of the centre and of L'Alouette, as well as the houses of the low-rise sectors. The town's industrial base, notably in rubber, and its immediate proximity to Tours support steady local demand.
