Market trends and analysis for Lagny-sur-Marne

The Lagny-sur-Marne market has risen over time, but the rise happened in one go. The average apartment price went from 3 553 €/m² in 2021 to 3 996 in 2022, its high point, before easing back to 3 775 in 2024; it has held around that level since, at 3 785 €/m² in 2026. Over five years the increase is around 7 %, and 0,5 % over the last twelve months. With 157 apartment sales a year, the town-wide trend is easy to read; the Centre-ville alone accounts for 59 of them, Hauts de Lagny thirteen.

Four districts out of five are up over five years: the Centre-ville leads with 9 %, ahead of De Lattre, 5 %, Les Heurteaux, 4 %, and Chigny, 2 %. Over twelve months, these four districts stay between -1,6 % and +1,3 %. Hauts de Lagny is the only one falling, by 6 % over five years and by 6,2 % over twelve months, after a high point at 2 839 €/m² in 2023; the movement rests on thirteen sales a year and should be read with caution. For a seller, a stable market means the price is defended on the quality of the property more than on market conditions. For a buyer, it means the room for negotiation depends mainly on the condition of the home and of the co-ownership building.

The history of Lagny-sur-Marne

Lagny-sur-Marne is a town in the Seine-et-Marne department built on the left bank of the Marne, which forms its northern boundary. Seat of a canton in the arrondissement of Torcy, it belongs to the Marne et Gondoire inter-municipal authority. The town grew up around the Benedictine abbey of Saint-Pierre, founded in the seventh century by the Irish monk Fursy on the estate of Latiniacum. Ravaged in the ninth century during the Viking raids, the abbey was rebuilt between 990 and 1018, and its new church was consecrated in 1019 in the presence of King Robert II the Pious.

From the eleventh to the thirteenth century, Lagny hosted one of the six great Champagne fairs, which made it a trading place between Italy and Flanders. The abbey church of Notre-Dame-des-Ardents-et-Saint-Pierre was built in the thirteenth century in the Champagne Gothic style; it was listed as a historic monument in 1886. During the Hundred Years' War, Joan of Arc stayed in Lagny in 1429 and again in the spring of 1430, and tradition holds that through her prayers she brought a stillborn child back to life long enough for it to be baptised. The town then withstood three English sieges, in 1430 and in 1432.

At the Revolution, the abbey was taken out of use and its buildings were sold in 1796; the town hall moved into them in 1842. In 1885 the Lagny group was formed, four Neo-Impressionist painters including Léo Gausson, born in the town, and Maximilien Luce, who painted the banks of the Marne; the Gatien-Bonnet museum holds their works. On 23 December 1933, a railway disaster on the line between Lagny and Vaires-Torcy killed more than 200 people.

The town hospital, opened in 1896 on the avenue du Général-Leclerc, closed in 2012 in favour of the Grand hôpital de l'Est francilien; its site became the parc Saint-Jean, whose first residents arrived in 2021. The municipality has 21 461 inhabitants today. Apartments make up 65,2 % of homes and houses 33,4 %; more than half of the housing stock was completed between 1946 and 1990.

Who buys in Lagny-sur-Marne

Lagny-sur-Marne sells at 3 785 €/m² for an apartment. The municipality has 51,9 % owner-occupiers and 46,5 % tenants, 17,5 % of them in social housing. The typical buyer is a worker commuting to Paris or the east of the Île-de-France region, a family, a first-time buyer or an investor aiming to rent out. Three points to know before buying. The first is the narrow spread of prices across four districts: Chigny, De Lattre, the Centre-ville and Les Heurteaux sit between 3 809 and 4 123 €/m², an 8 % gap, and the condition of the property counts as much as the address. Hauts de Lagny is the exception, 33 % below the town-wide average. The second is the trend: the rise happened in 2022, and the price has been stable for two years, at +0,5 % over twelve months. The third is the gap between houses and apartments, 6 %: houses, at 4 010 €/m², make up only a third of the town's homes.
