The history of the district

Chigny occupies the east of Lagny-sur-Marne, between the Marne to the north and the Chigny and Étoisies woods to the south. The district is organised around the avenue Grouard, the rue du Chariot-d'Or, the quai de la Gourdine, the rue de Marne, the avenue Georges-Clemenceau and the avenue Raymond-Poincaré, with the flower-named avenues des Glycines, des Acacias, des Camélias and des Lys. The eastern part of the rue Saint-Denis, which also runs through the centre and Les Heurteaux, borders it to the north. The town council calls it « Marne et Chigny ».

In the Chigny wood, along the avenue Raymond-Poincaré, the château du Bois de Chigny, an early nineteenth-century residence, is the subject of a plan to convert it into intergenerational housing. In the south-west of the district, between the avenue du Stade, the avenue Raymond-Poincaré and the bypass, lies Orly Parc, a priority urban neighbourhood of 1 568 inhabitants. This wood and this district of Lagny should not be confused with Chigny, a municipality in the Aisne.

Chigny sits at 4 123 €/m², the highest price in Lagny-sur-Marne, 9 % above the town-wide average, with seventeen apartment sales a year. It gains 2 % over five years and 1,3 % over twelve months.

Who buys in Chigny

Chigny is the most expensive district in Lagny-sur-Marne, at 4 123 €/m², 9 % above the town-wide average. The area combines the banks of the Marne to the north, avenues of detached houses and the nearby Chigny and Étoisies woods. Its apartment sales take place mainly on the rue Saint-Denis, the avenue du Stade and along the Marne. The typical buyer is a family or a working person looking for the Marne and greenery away from the centre, or a retiree. Two points to check. The range, from 3 500 to 4 684 €/m², is wide: the location within the district, near the water or towards the south, accounts for a real part of the gap, and a valuation at the address is useful. And the district records seventeen sales a year: its rise of 2 % over five years, the weakest among the rising districts, is read on a short series, with a high point at 4 339 €/m² in 2022.
