Val Fleuri, a detached housing area in eastern Meaux. Google Maps map.
Val Fleuri stretches east of Meaux, beyond the Beauval estate, as far as the edges of the commune. It grew through successive housing estates, on the farmland of the plateau, as the town spread eastwards through the twentieth century.
It is the most suburban area of Meaux: detached houses with gardens, quiet streets, a few small blocks of flats on its western edge, around rue de la Cave aux Hérons, allée des Platanes and rue Beaumarchais. The town has set up one of its district advisory committees there.
On the market, Val Fleuri shows the lowest apartment prices in Meaux, around 1 656 €/m², on a volume of only around 14 sales a year. That figure should be read with caution: three quarters of the district is made up of houses, and the few apartments sold are in the small blocks on its western edge. The apartment average there is therefore not very representative of the real market of the area, and it varies widely from one year to the next.
Val Fleuri attracts families looking for a house with a garden in a quiet area, a few minutes from the centre of Meaux and the roads towards the east of the department. Demand is overwhelmingly for detached houses; the apartment market there is marginal and concentrated in the small blocks close to Beauval.
The average price in Val Fleuri is 1 656 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 464 to 1 871 €/m² depending on the building, the floor and the condition.
The district occupies the east of Meaux, beyond the Beauval estate, as far as the edges of the commune. It is laid out around rue de la Cave aux Hérons, allée des Platanes and rue Beaumarchais.
Three quarters of the area is made up of detached houses. The few apartments sold, around 14 a year, are in the small blocks on its western edge, close to Beauval. The average of 1 656 €/m² therefore rests on a narrow sample that says little about the value of the houses of the district.
The area is overwhelmingly made up of detached houses with gardens, built through successive housing estates. A few small blocks of flats stand on its western edge, where it meets Beauval.
