Market trends and analysis for Mons-en-Barœul

The Mons-en-Barœul market is edging down over time. The average apartment price went from 1 916 €/m² in 2021 to 1 998 in 2023, its peak, before coming back to 1 822 in 2024 and then 1 882 in 2025; it stands at 1 856 in 2026, around -3 % over five years. Over the last twelve months, it is up 3,3 %. With 99 apartment sales a year, the municipal trend is readable, but the districts carry very unequal weight: 61 sales a year in Europe, seventeen in Haut de Mons and twelve in Le Fort.

Haut de Mons gains 4 % over five years and 8,8 % over twelve months, on an irregular series, from 3 189 €/m² in 2022 to 2 717 in 2024. Europe falls 6 % over five years and rises 3,9 % over twelve months. Le Fort falls 4 % over five years and 13,0 % over twelve months, a movement based on twelve sales a year that needs confirming. For a seller, the price is defended first on the sector, then on the condition of the property and of the building. For a buyer, comparisons should be made within the same sector, residence by residence.

The history of Mons-en-Barœul

Mons-en-Barœul is a municipality in the Métropole européenne de Lille, the metropolitan authority of Lille, in the Nord department, bordering Lille, Marcq-en-Barœul and Villeneuve-d'Ascq. Its name comes from the "mont", the hill overlooking the Barœul, a former territory north-east of Lille that also gave its name to neighbouring Marcq-en-Barœul. For a long time Mons was only a small farming village attached to Fives, today a district of Lille, with farms scattered along the road from Lille to Roubaix. The municipality became a parish in its own right in 1844, with the church of Saint-Pierre.

In 1848, the road from Lille to Roubaix, today the rue du Général-de-Gaulle, joined the departmental road network. Wealthy families then built middle-class residences on the high ground, and the architect Gabriel Pagnerre designed several villas there in the early twentieth century. The Fort de Mons was built from 1878 to 1880 as part of the fortification system of General Séré de Rivières; bought by the town in 1972, it became a Maison Folie in 2004, a cultural venue that houses the library and the music conservatory. The Pelforth brewery is based in the municipality.

After the Second World War, the town changed scale. The architect Henri Chomette submitted his urban plan in 1953, and the Sarts neighbourhood, made up of red-brick houses, was inaugurated in 1954. Then came, in the 1960s, the post-war housing estates of the priority urbanisation zone, laid out around the avenues Robert-Schuman and Marc-Sangnier. The Résidence de l'Europe, four twenty-storey towers of about 72 metres, dates from 1964. The population rose from 14 097 inhabitants in 1968 to 28 070 in 1975.

This large estate, known as the Nouveau Mons, is today a priority urban neighbourhood under national urban policy. It has been the subject of an urban renewal programme since 2004, followed by the new national programme run with the Métropole: 150 million euros of investment, 358 homes demolished, 593 refurbished and 397 built, with the works due to end around 2030. The neighbourhood holds the ÉcoQuartier label. The municipality has 21 105 inhabitants in 2023; 56,1 % of its homes are apartments, and two thirds of the housing stock dates from 1946 to 1990.

Who buys in Mons-en-Barœul

Mons-en-Barœul sells at 1 856 €/m² for an apartment, an affordable level on the edge of Lille, served by three metro stations. The municipality has 44,9 % owner-occupiers and 53,6 % tenants, including 31,6 % tenants in social housing. The buyer profile is that of first-time buyers and families working in the Lille metropolitan area, investors targeting the rental market, and households looking for a house or an older apartment in old Mons. Three points to know before buying. The first is the split in the market: Haut de Mons, at 2 856 €/m², costs 84 % more than Le Fort, at 1 554 €/m², while the two sectors of the Nouveau Mons, Europe and Le Fort, are only 8 % apart. The choice of sector therefore sets the budget first. The second is the gap between houses and apartments: houses sell at 2 940 €/m², 58 % more, and houses make up 42,9 % of homes. The third concerns the large estate: in the Nouveau Mons, under urban renewal until around 2030, the value of an apartment depends heavily on the residence, its condition and its service charges. A valuation at the exact address is useful.
