Haut de Mons occupies the west of Mons-en-Barœul, on the high ground that gave the municipality its name. It is its historic heart, laid out along the rue du Général-de-Gaulle, the former road from Lille to Roubaix, with the rue Parmentier, the rue Mirabeau, the place de la République and the church of Saint-Pierre, on the rue de l'Abbé-de-l'Épée. Further north, the rue Franklin, the rue Pasteur, the rue Carnot and the avenue de la Sablière lead to the boulevard Pierre-Mendès-France.
After 1848, the street village became a resort for wealthy families from the metropolitan area, and the architect Gabriel Pagnerre designed several villas there in the early twentieth century; the town presents them in a trail that passes along the rue Franklin. The town hall describes the district by its glazed bricks, mosaics and stained glass. The Immover sector also takes in, to the south, the Bas de Mons and the Sarts housing estate, inaugurated in 1954, neighbourhoods of houses where apartment sales are too rare for a separate page, as well as a few recent residences on the boulevard Pierre-Mendès-France.
Haut de Mons stands at 2 856 €/m², the highest price in Mons-en-Barœul, 54 % above the municipal average, with seventeen apartment sales a year. It gains 4 % over five years and 8,8 % over twelve months, a change to be read with caution on this volume.
Haut de Mons is the most expensive sector of Mons-en-Barœul, at 2 856 €/m², and it sits in a different market from the rest of the municipality: 69 % above Europe, 84 % above Le Fort. The district is made up of brick houses, early twentieth-century villas and small condominiums, with the shops of the rue du Général-de-Gaulle and the Mons Sarts station to the south. The buyer profile is that of families and working people from the Lille metropolitan area looking for an older home close to Lille, and households who want to stay in the municipality while leaving the large estate. Two points to check. Apartments are scarce here, seventeen sales a year, and the price per m² falls on larger units: 2 182 €/m² on average for four rooms or more, against 2 879 for a studio or a T1. And the price series is irregular, from 2 754 €/m² in 2021 to 3 189 in 2022 then 2 717 in 2024: the 4 % rise over five years gives a more reliable reading than the change over twelve months.
The average price in Haut de Mons is 2 856 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 500 to 3 271 €/m² depending on the building, the floor and the condition.
