Market trends and analysis for Narbonne

The Narbonne market is that of a coastal sub-prefecture of 57 000 inhabitants, carried by its ancient heritage, its motorway and rail position and its access to the Mediterranean. With an average price of around 2 372 €/m² for an apartment, Narbonne sits below Montpellier and the resorts of the Hérault, while remaining above Béziers, Carcassonne and Perpignan. Houses, at around 2 878 €/m², trade above apartments: the villas of the hillsides and the detached housing of the faubourgs weigh heavily on this market.

The gap between districts reflects the size of the municipality. Narbonne-Plage forms a market of its own, with about 114 apartment sales per year at a level close to the top of the town-wide range. In the town itself, Égassiairal and the quai Victor Hugo pull the market upwards, driven by the recent developments along the Robine, while La Cité concentrates the volume in a period housing stock. Le Bourg, Saint-Jean and the station area bring up the rear. With around 665 apartment sales per year, the town-wide average is solid, but that of the least active districts varies from one year to the next.

Narbonne against the major cities

average €/m²

With an average price of around 2 372 €/m², Narbonne is more affordable than Montpellier and the resorts of the Hérault coast, while sitting above the other mid-sized towns of the Aude and the Pyrénées-Orientales. Its heritage, its direct access to the sea and its double motorway and rail hub make it a town sought after by families and second-home buyers alike.

The history of Narbonne

Narbonne holds an ancient position between the Mediterranean, the Aude valley and the Naurouze pass. Founded in 118 BC under the name Narbo Martius, it was the first Roman colony created outside Italy and became the capital of the province of Narbonensis. The Narbo Via museum, opened in 2021 on the avenue André Mècle, and the Horreum, underground warehouses preserved beneath the town, still carry that trace.

The canal de la Robine, a UNESCO world heritage site as part of the Canal du Midi, crosses the centre and splits it into two distinct halves. To the north, La Cité brings together the cathedral of Saint-Just-et-Saint-Pasteur, whose Gothic chancel was never finished, and the Archbishops' Palace, which today houses the town hall. To the south, Le Bourg is organised around the covered market halls, built in 1901, the cours Mirabeau and the basilica of Saint-Paul-Serge. The pont des Marchands links the two banks. The municipality then stretches far out, from the massif and the abbey of Fontfroide and the étang de Bages-Sigean, to the south-west, to the Clape massif and the coast, to the east, where Narbonne-Plage forms a seaside resort about 15 km from the centre.

The geography of prices follows that spread. On the coast, Narbonne-Plage is a market of its own, dominated by second homes and recent apartment blocks. East of the town, Égassiairal and the quai Victor Hugo form the top of the urban market, with the new developments along the Robine. La Cité concentrates the volume of sales, in a largely period housing stock, and Le Bourg remains the most affordable area. To the west and the north, around Saint-Jean and Razimbaud, the housing districts of the 1960s and 1970s form the bottom of the range.

Who buys in Narbonne

The Narbonne market attracts families and working buyers from the Aude, buyers from northern France or the Paris region looking for the Mediterranean coast, and second-home buyers in Narbonne-Plage. Demand covers the houses of the hillsides and the faubourgs as much as the apartments of the old centre and of recent developments. The town's position, at the crossing of the A9 and A61 motorways and on the Bordeaux-Sète and Narbonne-Portbou railway lines, supports an active market.

Frequently asked questions

The average price in Narbonne is 2 372 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 728 to 2 851 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No. Égassiairal, to the east, and Narbonne-Plage, on the coast, run neck and neck at the top, at around 3 150 €/m², while Le Bourg, on the south bank of the canal de la Robine, remains the most affordable area, at around 1 861 €/m². La Cité, the historic heart and the most active district in the town, sits at around 2 105 €/m².

Narbonne combines a recognised ancient and medieval heritage, direct access to the Mediterranean through Narbonne-Plage, and moderate prices compared with the large towns of the Languedoc coast. The station links the town to Montpellier, Toulouse, Perpignan and Barcelona, and the A9 and A61 motorways cross here. The average price, at around 2 372 €/m² for an apartment, remains below that of Montpellier.

Over five years the Narbonne market has risen by about 12 % for apartments, with marked gaps between districts. The volume, at around 665 apartment sales per year, makes the town-wide average reliable, even if that of some districts rests on few transactions and varies from one year to the next.

The town-wide average is not enough: you need to start from the price in your own district, then adjust for the type of property, the floor, the condition, the aspect and the distance to the centre or to the sea. The gap is also wide between the old centre and Narbonne-Plage. The Immover estimator draws on the actual sales closest to your address.
