The history of the district

The Saint-James district occupies the south-west of Neuilly-sur-Seine, between the Seine and the Bois de Boulogne. It owes its name to Claude Baudard de Saint-James, an eighteenth-century financier who had a ceremonial residence built there, the Folie Saint-James, whose grounds survive today.

It is the smartest area of Neuilly, that of villas and private mansions with gardens, exceedingly rare at the gates of Paris. Avenue de Madrid and avenue Saint-James, along the grounds of the Folie and the Bois de Boulogne, line up the most prestigious addresses, a step away from Bagatelle and its rose garden.

A market made up above all of houses and private mansions, Saint-James shows an average price per m² for apartments that reflects only part of the picture: the villas and grand houses of the area are worth considerably more. The district remains one of the most prized and discreet in the whole region.

Who buys in Saint-James

The Saint-James district attracts wealth-focused buyers, well-off families and lovers of period houses, looking for a villa or a private mansion with a garden, a rarity at the gates of Paris. Demand focuses above all on houses and private mansions, and on a few upmarket apartments. The scarcity of the building stock and the address on the edge of the Bois de Boulogne sustain prices among the highest in the region.

Mainly villas, houses and private mansions with gardens, along with a few upmarket apartments. Grand houses with grounds, along the Bois de Boulogne, are the rarest and the most highly valued.

Not entirely. The market is made up above all of villas and private mansions, whose value far exceeds the average price per m² for apartments. That average gives only a partial view of an area where grand houses are worth considerably more.

Yes, while remaining residential and quiet. Pont de Neuilly station (metro line 1) is close by, with direct access to La Défense and central Paris, and the Bois de Boulogne and Bagatelle are within walking distance.
