The history of the district

Centre occupies the heart of Roanne, on the left bank of the Loire, around the pedestrian rue Nationale, the place de l'Hôtel-de-Ville and the Joseph-Déchelette museum. It is the historic core of the town, the one that came before industry and has kept the shopping and administrative functions.

The district takes in the La Varenne area, which extends the centre eastwards towards the river. The built fabric mixes older town-centre buildings, nineteenth-century facades and small post-war developments, in a dense fabric where parking is the first thing that sets two properties apart.

On the market, Centre shows the highest average price in Roanne, at around 1 470 €/m², on about 116 apartment sales a year, the largest volume in the town. The district gains 8 % over twelve months but falls 6 % over five years: the recent recovery has not yet made up for the decline at the start of the period.

Who buys in Centre

Centre attracts investors targeting the rental market, since student and salaried demand is concentrated here, and households looking to live without a car, with shops and services within walking distance. First-time buyers find the largest supply of small homes in the town. The age of the building and its energy rating account for most of the price gap from one block to the next.
