Market trends and analysis for Roissy-en-Brie

The Roissy-en-Brie market is flat. The average apartment price went from 3 211 €/m² in 2021 to 3 248 in 2026, around 1 % over the period, with a fall of 4,8 % over the last twelve months. Three districts out of five are down over five years, two are level, and the town centre is the only one to rise clearly, by 7 %. With 59 apartment sales a year and 118 transactions retained for 2024 and 2025, this is the smallest volume of the three comparable Seine-et-Marne towns we cover.

Two features explain this. The first is the make-up of the housing stock: 71 % of homes were built between 1971 and 1990, and 63,8 % of residents own their home. This is a completed town, where supply is scarce because households stay put, and where the energy performance of 1970s and 1980s building becomes the real value factor. The second is its position in the Paris regional market: at 3 248 €/m², Roissy-en-Brie is 12 % above Combs-la-Ville and 27 % above Dammarie-les-Lys, for an identical population. What the town charges for is the RER E and the detached housing, not market momentum. For a seller, that means energy refurbishment is the main lever of value. For a buyer, that supply being scarce, the file needs to be ready.

The history of Roissy-en-Brie

Roissy-en-Brie is a town in the eastern part of the Paris region, 23 kilometres from Paris. One clarification is worth making straight away: this is not Roissy-en-France, the town of the Charles-de-Gaulle airport, which lies in the Val-d'Oise some forty kilometres to the north. The two towns have no connection, and the confusion is the most common one we come across in this area.

The village is an old one: its town hall dates back to at least 1665. The town in fact absorbed Pontcarré in 1810, which regained its independence in 1829. The station opened on 9 February 1857, run by the Compagnie des chemins de fer de l'Est, on the line from Nogent-Le Perreux to Nangis.

But the Roissy-en-Brie of today dates from the 1970s and 1980s. Seventy-one per cent of its housing stock was built between 1971 and 1990, and the street names of the estates tell that story district by district: flowers and birds to the north, composers to the east of the village, revolutionary themes around the station.

The recent turning point is the RER E, which has served the town since 14 December 2003 and puts Haussmann-Saint-Lazare thirty-two minutes away. It is the town's main asset, in a place where 84,8 % of working residents are employed elsewhere, and it explains why it is the most expensive of the three Seine-et-Marne towns of comparable size that we cover.

Who buys in Roissy-en-Brie

Roissy-en-Brie sells at 3 248 €/m² for an apartment, the highest level of the three Seine-et-Marne towns of comparable size that we cover, ahead of Combs-la-Ville at 2 909 and Dammarie-les-Lys at 2 552. The buyer profile is that of families looking for detached housing, or for a decent-sized flat, thirty-two minutes from Paris on the RER E, in a town where 63,8 % of residents already own their home. Three points are worth knowing before buying. The first is volume: 59 apartment sales a year, the lowest of the three towns in this group. Supply is scarce, and district prices should be read as orders of magnitude rather than as reference values. The second is that a house costs only 4 % more than an apartment, an unusually narrow gap: the choice between the two therefore comes down to use and running costs, not to the price per square metre. The third is the housing stock itself: with 71 % of homes built between 1971 and 1990, energy performance is the first thing to check, on a stock largely designed before current standards.

Frequently asked questions

The average price in Roissy-en-Brie is 3 248 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 580 to 3 928 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No, and this is the most common confusion. The Charles-de-Gaulle airport is at Roissy-en-France, in the Val-d'Oise, some forty kilometres to the north. Roissy-en-Brie is a town in Seine-et-Marne, 23 kilometres east of Paris, served by the RER E. The two towns have no connection.

La Renardière, at 3 818 €/m², 18 % above the town average and 50 % above Les Arpents. One qualification, though: this district records only seven apartment sales a year, the smallest market in the town. Its price is an order of magnitude. Le Village, at 3 693 €/m², rests on a slightly firmer volume, with fifteen sales a year.

Thirty-two minutes at the fastest to Haussmann-Saint-Lazare, on the RER E, calling at Val de Fontenay, Noisy-le-Sec, Rosa Parks and Magenta. The station has existed since 9 February 1857, but it has only been served by the RER E since 14 December 2003: that date is what changed the town's position in the Paris regional market.

A house sells at 3 389 €/m² against 3 248 for an apartment, or 4 % more, where the usual gap is 10 to 15 %. The town is heavily made of detached housing, with 63,8 % owner-occupiers, and the house is the standard product here rather than the rare one. The choice between the two therefore comes down to use, floor area and running costs, not to the price per square metre.

No, the market is flat. The average apartment price went from 3 211 €/m² in 2021 to 3 248 in 2026, around 1 % over the period, with a fall of 4,8 % over the last twelve months. Three districts out of five are down over five years. This is the profile of a completed town, most of whose housing stock has been in place for forty years, with only 59 apartment sales a year.

Start with energy performance: with 71 % of the stock built between 1971 and 1990, it is the first value factor here. Then look at the real distance from the address to the RER station. Finally, take district prices as orders of magnitude: the town records 59 apartment sales a year spread over five areas, and some record only seven. The Immover estimator draws on the actual recorded sales closest to your address.
