Market trends and analysis for Thonon-les-Bains

The Thonon market is that of a lakeside town close to the Swiss border. With an average price of 3 650 €/m² for an apartment and 5 069 €/m² for a house, Thonon-les-Bains sits well above French mid-sized towns of comparable size. The gap between houses and apartments, close to 1 400 €/m², reflects the scarcity of land in a municipality hemmed in between the lake and the hinterland. The volume, around 503 apartment sales a year, is that of a very active market.

Geography draws the map of prices, and it is the lake that governs it. Ripaille and Corzent, the two waterside districts, hold the top of the market. The town centre, on the plateau, concentrates 145 sales a year and stands at 3 573 €/m², slightly below the municipal average, with a decline of 1,6 % over twelve months. The southern areas, Crête, near the station, and Collonges, remain the most affordable, around 3 200 €/m². Several districts record low annual volumes, under fifty sales, which makes their averages more sensitive to recent transactions.

Thonon-les-Bains against the major cities

average €/m²

With an average price of 3 650 €/m², Thonon-les-Bains sits at a high level for a town of 37 900 inhabitants, driven by Lake Geneva and the proximity of the Geneva employment area. The town remains more affordable than Annecy or than Évian-les-Bains, its neighbouring spa town on the lakeshore.

The history of Thonon-les-Bains

Thonon-les-Bains is the sub-prefecture of the Chablais and the second town of Haute-Savoie after Annecy, with about 37 900 inhabitants. The municipality stretches over nearly seven kilometres along the southern shore of Lake Geneva, facing Lausanne. It is laid out on two levels: the upper town, on the plateau, with the place du Château, the covered market and the pedestrian streets of the centre, and the lower town, at the water's edge, around the harbour of Rives, a former fishing village. A funicular has linked the two since the end of the nineteenth century.

The town grew by absorbing former villages, whose names survive as today's districts: Rives and Concise to the north, Vongy and Tully to the east, Corzent and Marclaz to the west. The château de Ripaille, a former residence of the dukes of Savoy, borders the lake to the north-east within a wooded estate. Spa treatment, drawing on the local springs, gave the municipality its name and part of its urban layout. The Rives landing stage runs the lake crossings to Switzerland.

The geography of prices follows this structure. The waterside districts, Ripaille and Corzent, command the highest values, carried by the proximity of the water and by a share of second homes. The town centre concentrates by far the largest sales volume, at levels close to the municipal average. The southern areas, Crête and Collonges, further from the lake, remain the most affordable.

Who buys in Thonon-les-Bains

The Thonon market brings together local buyers, families from the Chablais, cross-border workers employed in the Geneva and Lausanne areas, and a share of second-home buyers along the lakefront. This combination explains prices that are high for a town of this size and a substantial volume of transactions, around 503 apartment sales a year. Demand focuses on apartments in the centre and in the areas close to the lake, and on houses in the residential districts, where the average price stands well above that of apartments.

Frequently asked questions

The average price in Thonon-les-Bains is 3 650 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 022 to 4 231 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded at signing.

No. Ripaille, to the north-east on the lakeshore, posts the highest price, at 4 136 €/m², followed by Corzent at 3 977 €/m². At the other end, Collonges and Crête, to the south, remain the most affordable areas, around 3 200 €/m². The gap between the extremes stays contained, about 900 €/m², against a municipal average of 3 650 €/m².

Three factors combine: the setting on the shore of Lake Geneva, the proximity of the Geneva employment area, some thirty kilometres away, which attracts cross-border workers earning in Swiss francs, and a share of second homes along the lakefront. The average price of an apartment stands at 3 650 €/m², that of a house at 5 069 €/m².

The Thonon market has risen by about 12 % over five years for apartments. The increase is not uniform: Les Quatre Cités rise the most, while Ripaille slips slightly over the same period, on a low sales volume that makes its average unstable. The town centre records a small decline over the last twelve months.

The town average is not enough: you have to start from your district's price, then adjust for the type of property, the floor, the condition, the aspect and above all the lake view, which weighs heavily on this market. The Immover estimator draws on the actual sales closest to your address.
