The history of the district

The Cathédrale district corresponds to the Cité, the upper town of Troyes, separated from the lower town by the canal. It was the seat of religious and comital power: the Saint-Pierre-et-Saint-Paul cathedral, a gothic building site carried on from the thirteenth to the seventeenth century, marks its centre, along with the bishop's palace, which houses the museum of modern art.

The area brings together the Hôtel-Dieu-le-Comte and its wrought-iron gates, home to the Cité du Vitrail stained-glass centre and the old apothecary, as well as the Quais des Comtes de Champagne and boulevard Danton. To the east, the district continues into the Saint-Nizier area, around the church of the same name and rue Saint-Martin-ès-Aires, which keeps some of the oldest half-timbered houses in the town.

On the market, the Cathédrale district sits at around 1 882 €/m² for an apartment, above the town-wide average, on a volume of around 45 sales a year. The housing stock, largely old and protected, produces wide gaps depending on the condition of the homes.

Who buys in Cathédrale

The Cathédrale district attracts buyers drawn to heritage, investors and purchasers of a main residence looking for a quiet setting a few minutes from the shopping centre of the town. Demand focuses on apartments in older buildings and on units created within character houses. The constraints of the protected area and the condition of the buildings weigh on prices and on the work to be planned for.
