The history of the district

Le Colombier occupies the north of Vierzon. It is a planned district, born of the development of the 1960s in towers and slab blocks, on land that was still farmland at the end of the war. The name is that of an old locality, still shown on maps today as a hamlet, and it is the one kept here rather than the town hall label of « quartiers Nord », the northern districts, or the composite headings used in official statistics.

The district was the ground for the first urban renewal programme in Vierzon, launched in 2008 on the Henri-Sellier and Colombier areas. In eight years, 390 dwellings were demolished and 200 rebuilt, with flats giving way to houses. The fabric that resulted is today mixed and markedly more open than it was, structured by the secondary school campus, the sports facilities and the Henri-Sellier gymnasium.

One point of place-naming deserves flagging, because it misleads even search engines: there are two Henri-Sellier in Vierzon, three kilometres apart. The rue Henri-Sellier lies in the south-west of the town, on the Bourgneuf side, whereas the Henri-Sellier district, the gymnasium of the same name and the perimeter of the renewal programme are here, in the north-east. This page covers the second, not the first.

The district sits at 882 €/m², 11 % below the town-wide average, which makes it the most affordable price in Vierzon. It records only five apartment sales a year: the average is therefore sensitive, and the change of -13,8 % over twelve months has to be read at that scale. Over five years the trend runs the other way and is clearly positive, at 24 %.

Who buys in Le Colombier

Le Colombier is the cheapest entry point into the Vierzon market, at 882 €/m², and it is also the one that calls for the most attention. The district has genuinely changed: the urban renewal programme launched in 2008 demolished 390 dwellings there and rebuilt 200, replacing slab blocks with houses, which opened up the fabric and improved the setting. But the flat market remains very thin, five sales a year, and that has a direct consequence for a buyer: the figures move a great deal from one year to the next, with a fall of 13,8 % over twelve months when the five-year trend is a rise of 24 %. We publish both rather than picking the one that suits. The area suits a tight budget and a buyer who comes to see it in person, looking first at whether the property has had the refurbishment works or not.

Frequently asked questions

The average price in Le Colombier is 882 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 760 to 940 €/m² depending on the building, the floor and the condition.

At 882 €/m², it is 11 % below the town-wide average and 20 % below the Villages district. The fabric is that of a large post-war housing estate of the 1960s, partly transformed since. The gap should nevertheless be put in proportion: in Vierzon, only 20 % separates the dearest district from the most affordable, one of the narrowest spreads we measure.

Yes, and it was the first in the town to be. The urban renewal programme launched in 2008 covered the Henri-Sellier and Colombier areas: 390 dwellings were demolished and 200 rebuilt in eight years, with flats partly replaced by houses. The present fabric is therefore mixed and more open than the original one.

That is what the sales of the last twelve months measure, but the figure has to be read with its margin: the district records only five apartment sales a year, which makes the average very sensitive to a handful of transactions. Over five years the trend runs the other way, a rise of 24 %. We show both horizons rather than keeping the one that suits.
