The history of Villeneuve-sur-Lot

Villeneuve-sur-Lot, in the Lot-et-Garonne department, is a bastide, a planned medieval town founded in the mid-thirteenth century by Alphonse de Poitiers on the site of Gajac, abandoned during the Albigensian Crusade. The Gajac mill already appears in the founding charter. The new town spreads across both banks of the Lot, linked by the Pont Vieux, completed around 1289 and built into the defences.

The fourteenth-century town wall was dismantled after the Fronde. Only two gates topped with towers survive, the tour de Paris on the right bank and the tour de Pujols on the left bank, listed as historic monuments in 1901. The Pont Vieux, which had lost two arches in the floods of the early seventeenth century, was rebuilt in 1642. At the turn of the twentieth century, the town built the Sainte-Catherine church, in brick, from 1898 to 1934.

The area was inhabited long before the bastide. To the north, at Eysses, the ancient settlement of Excisum left the remains of a large sanctuary. The Benedictine abbey of Eysses became a prison in 1803 and is today a detention centre. The town is also home to a national stud farm, created in 1806 and re-established from 1845 on the site of the former Franciscan convent, and remains linked to the growing of the prune d'ente, the plum used for prunes.

A sub-prefecture town of 22 350 inhabitants, Villeneuve-sur-Lot is a town of houses: 69,8 % of homes, and nearly 60 % of main residences date from 1946 to 1990. The historic centre, on both banks, forms the priority urban neighbourhood "Bastide des deux rives", which has 2 906 inhabitants. The railway station is closed to passengers; since 2013 its building has housed France Travail, the French public employment service.

Who buys in Villeneuve-sur-Lot

An apartment in Villeneuve-sur-Lot costs 1 187 €/m², a level that makes home ownership possible on modest budgets, in a town where 54,3 % of households are owner-occupiers. The buyer profile is that of first-time buyers and families from the Villeneuve area, retirees looking for a home close to the shops, and investors drawn by rental yields. Three points to know before buying. The first is the weight of houses: they make up 69,8 % of homes and cost 24 % more than apartments, at 1 466 €/m². The second is the price geography, which is narrow: from Centre-ville, 11 % below the average, to Le Rooy, 10 % above, the gap is only 23 %. The third is vacancy, 13,7 % of the municipality's homes: the condition of the building, the service charges and the energy performance determine the real value of an apartment far more than its district.
