The history of the district

Le Rooy covers the left bank of the Lot, south of the bastide, around the rue Henri-Barbusse, the rue de Rome, the rue de la Maladrerie, the rue Cocquard and the avenue de Pujols, which leads towards the neighbouring municipality. The town counts it as one of its eleven official districts. To the east, the area reaches the business park of the rue Denis-Papin and the rue Ampère, then the countryside of Saint-Sulpice and Collongues.

We include in it the official Saint-Étienne district, west of the bastide on the same bank, around the avenue de Bias, the avenue Jacques-Bordeneuve, the rue Henri-de-Bournazel, the rue du Pesquié and the place Bastérou. The two areas adjoin and belong to the same statistical unit of INSEE, the French statistics institute; published on its own, Saint-Étienne records too few sales for a reliable series. The rue Saint-Étienne, which gave its name to the historic suburb, is however in the bastide, and therefore in Centre-ville.

Le Rooy stands at 1 303 €/m², the highest price in Villeneuve-sur-Lot, 10 % above the municipal average, with sixteen apartment sales a year. It gains 8 % over five years and falls by 3,9 % over twelve months.

Who buys in Rooy

Le Rooy is the most expensive district in Villeneuve-sur-Lot, at 1 303 €/m², 23 % above the bastide. The gap remains moderate: the town's market is narrow, and Le Rooy is only 4 % above Eysses. The buyer profile is that of families and retirees looking for a residential area on the left bank, close to the bastide and its shops. Its range, from 1 211 to 1 425 €/m², is the narrowest in the town: the average price is a good guide to a typical apartment. Two warnings about the figures. The fall of 3,9 % over twelve months rests on sixteen sales a year and follows a peak in 2023 at 1 378 €/m²: the rise of 8 % over five years gives a more reliable reading. And the district combines residential streets close to the centre with more outlying areas, towards Saint-Sulpice and the avenue de Bias: the distance to services should be checked address by address.

Frequently asked questions

The average price in Rooy is 1 303 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 211 to 1 425 €/m² depending on the building, the floor and the condition.

At 1 303 €/m², it is 10 % above the municipal average and 23 % above the bastide. It is a residential area on the left bank, close to the centre, whose housing is more sought after than the old buildings of Centre-ville. The lead remains modest: Eysses follows at 1 255 €/m².

Yes. The official Saint-Étienne district, west of the bastide around the avenue de Bias and the avenue Jacques-Bordeneuve, records too few sales to be published on its own: we attach it to Le Rooy, its neighbour on the same bank. The rue Saint-Étienne, however, is in the bastide, and therefore in Centre-ville.

Over twelve months, yes, by 3,9 %, but this fall rests on sixteen sales a year and follows a peak in 2023. Over five years, the price rises by 8 %: 1 207 €/m² in 2021, 1 303 in 2026. It is this trend that should be kept in mind.
