The history of the district

Le Gravier occupies the bank of the Garonne, west of the centre of Agen. It is the city esplanade, planted with plane trees, where fairs and public events are held, and from which the footbridge crosses the river. The name comes from the gravel deposited by the Garonne, which once formed a beach there.

The district rises towards the place Jasmin, named after the Agen poet and barber Jacques Boé, known as Jasmin, and towards the boulevard de la République and the place de la République. It extends northwards through Saint-Hilaire and the Ermitage hillside, where the canal bridge crosses the river, an area where very few apartments are sold.

On the market, Le Gravier sits at around 1 729 €/m² for an apartment, on about 26 sales a year. The district gains 16 % over five years and eases by 2,4 % over twelve months. Its band runs from 1 467 to 1 990 €/m²: the view over the Garonne accounts for much of the gap.

Who buys in Le Gravier

Le Gravier attracts buyers drawn to the setting of the river and the esplanade, looking for an apartment with a view or within walking distance of the plane trees. Demand is real and supply limited, the district being hemmed in by the Garonne on one side and the centre on the other. Investors are present, the immediate closeness of the centre sustaining rental demand.
