Market trends and analysis for Agen

The Agen market is that of a well-placed medium-sized prefecture. With an average price of around 1 751 €/m² for an apartment, Agen sits clearly below Bordeaux and Toulouse, halfway between the two, but above the prefectures of central France. Volume is comfortable, at 351 apartment sales a year. The most notable feature is the tiny gap between houses and apartments: only 5 %, against 30 to 50 % in most mid-sized cities. The Garonne valley offers a plentiful stock of detached houses, which keeps house prices from pulling away.

The gap between districts exceeds 100 %, driven by the Cathédrale district alone, which peaks at 2 450 €/m² over a very wide band, from 1 583 to 2 973 €/m²: this is the medieval centre, with its arcades and its buildings of character, and the market there is one of rare heritage. The rest of the city stays within a tighter band. Two districts should be read with caution for lack of volume: Rodrigues, with 17 apartment sales a year, and Barlété with 19. On those pages, take the average of the last two years rather than the movement of the last one alone. Cathédrale shows the strongest five-year gain, at 32 %.

Agen against the major cities

average €/m²

With an average price of around 1 751 €/m², Agen sits halfway between the most affordable prefectures in the country and the major cities of the south-west. Its medieval centre, its canal bridge and its position on the Bordeaux-Toulouse corridor make it a steady market, carried by local demand.

The history of Agen

Agen settled on the right bank of the Garonne, at the foot of the Ermitage hillside, where the valley widens. The medieval centre has kept its Saint-Caprais cathedral, a World Heritage site as part of the routes of Santiago de Compostela, and its rue des Cornières, whose arcades sheltered the merchants.

The nineteenth century gave the city its present outline: the canal bridge, 539 metres long and carried on twenty-three arches, which takes the lateral canal across the Garonne, the boulevards that replaced the ramparts, the station and the suburbs. The twentieth century pushed the city eastwards and north-eastwards, with the estates of Rodrigues, Barlété and Montanou, and southwards with the Armandie stadium, home of the SU Agen rugby club.

The geography of prices follows that pattern. The Cathédrale district and the centre hold the top of the market, between 1 962 and 2 450 €/m². The suburbs and the areas of detached houses form a broad and uniform base, between 1 642 and 1 825 €/m². Bézis, Pompeyrie and Rodrigues bring up the rear, between 1 211 and 1 534 €/m². The gap between the most expensive district and the most affordable exceeds 100 %.

Who buys in Agen

The Agen market is first of all a local one. It is carried by the households of the employment area, where food processing, healthcare, public administration and logistics weigh heavily, and by first-time buyers for whom the entry ticket remains moderate by the standards of Nouvelle-Aquitaine. The position of Agen, halfway between Bordeaux and Toulouse and served by the A62 motorway, also attracts households fleeing the prices of the two metropolitan areas. Notably, houses trade only 5 % above apartments, one of the narrowest gaps observed: the supply of detached houses is plentiful in the valley.

Frequently asked questions

The average price in Agen is 1 751 €/m² for an apartment (actual DVF transactions, notarised sales), within a band of 1 381 to 2 000 €/m² depending on the district. Property portals display asking prices, 10 to 20 % above the prices actually recorded.

No, the gap exceeds 100 %. The Cathédrale district shows the highest average price, around 2 450 €/m², while Rodrigues sits at around 1 211 €/m². Between the two, the centre stands at 1 962 €/m² and the suburbs form a base between 1 642 and 1 825 €/m².

The city combines a medieval centre with its listed cathedral and its arcades, a canal bridge 539 metres long, a position halfway between Bordeaux and Toulouse served by the A62 and by rail, and prices half those of the two metropolitan areas. The ratio between house and apartment prices is one of the tightest in France.

Over five years, the average price gains about 14 %. Over the last twelve months, the commune gains 4,1 %. The movement is not uniform: Rodrigues, Bézis and the centre are clearly rising while Victor Hugo and La Villette are easing.

The city average is not enough: you have to start from the price in your district, then adjust for the age of the building, the condition, the energy performance, the floor and, in the medieval centre, the presence of a lift or a parking space, both rare under the arcades. The Immover valuation tool draws on the sales actually recorded closest to your address.
