The history of the district

Cavaillé occupies the left bank of the Dordogne, facing old Bergerac. Its two reference streets, rue Chateaubriand with two hundred and forty-eight transaction records, the second densest street in the town, and rue Jean-Martheille, were checked inside the district boundary.

The extended district brings together three areas of the left bank: Cavaillé, which carries most of the flat stock, Naillac to the south-east and Le Combal at the southern end of the commune. Naillac has two thousand one hundred and eighty-eight inhabitants but nine hundred and fifteen houses for only ninety-two apartments: it is a detached housing area, and it hosts the Rive Gauche public services branch of the town. Le Combal has stayed rural. The street pattern brings together rue Jean-Jacques-Rousseau, avenue Charles-de-Gaulle, route de Saint-Laurent-des-Vignes, rue du Tounet, rue du Combal and the localities of Bonnefond and La Pélissonne.

The left bank also carries the industrial history of Bergerac. The national gunpowder works was created there in 1915, mothballed in 1919, brought back into service in 1939 and then rebuilt in the 1950s. It long sustained the southern districts of the commune.

The district sits at 1 314 €/m², 14 % below the town average, which makes it the most affordable price in Bergerac. It records fifteen apartment sales a year. It gains 7 % over five years and 13,1 % over twelve months, the strongest annual rise in the town after Maine de Biran.

Who buys in Cavaillé

Cavaillé is the entry point to the Bergerac market. At 1 314 €/m², it is the lowest price in the town, and the gap with the most expensive district is only 33 %: the left bank is not a market apart, it is the bottom of the same range. The district attracts first-time buyers and investors, with a stock mixing post-war blocks, suburban houses and detached homes. T4 and larger units fall to 1 052 €/m², the lowest level recorded in Bergerac across all property types: this is a market where a large apartment trades well below the average price. The rise of 13,1 % over twelve months points to a catching-up movement under way, to be confirmed on the coming vintages.

On the left bank of the Dordogne, facing the old centre, around rue Chateaubriand and avenue Charles-de-Gaulle. The district stretches south-east towards Naillac and south towards Le Combal, up to the rural edges of the commune.

Because the area recorded no apartment sale over the period. Naillac has nine hundred and fifteen houses for ninety-two apartments: its market is one of detached houses, and no reliable price per m² can be calculated there for flats. It is covered here, together with Cavaillé, its immediate neighbour.

Yes, at 1 314 €/m², that is 14 % below the town average. But the gap with the most expensive district, La Catte, is only 33 %, which is small for a town of that size. The left bank is the bottom of the Bergerac range, not a separate market.

Yes. The national gunpowder works of Bergerac was created in 1915 on the left bank of the Dordogne, mothballed in 1919, brought back into service in 1939 and then rebuilt in the 1950s. It was long the leading industrial employer of the southern districts of the commune.
