The history of the district

The Centre-ville of Besançon occupies the Boucle, the meander of the Doubs that wraps around the old town on three sides, closed to the south by the hill of the Citadel. It is the district with the richest heritage in the town. The Grande rue crosses it over nearly 850 metres following the line of the former Roman cardo, pedestrianised between the place de la Révolution and the place du 8-Septembre, and holds around a hundred shops. The place de la Révolution, the largest square in the town, hosts the market and the life of its terraces.

The area carries the memory of a Comtois and watchmaking capital. The Saint-Jean cathedral, the private mansions of the rue des Granges, the Granvelle palace and its museum of Time, the place Victor-Hugo where the writer was born, and the Chamars esplanade on the banks of the Doubs make up a dense whole. Vauban's Citadel, listed as UNESCO World Heritage, overlooks the Boucle more than a hundred metres above the river. The tram of the Ginko network has crossed the district by Chamars and the place de la Révolution since 2014.

Sought after for its heritage, its shops and its riverside setting, the Centre-ville sits at the top of the Besançon market. Supply there consists mainly of older apartments, from studios to large flats with character in stone buildings, popular with investors and with heritage enthusiasts. The sub-areas of Chamars, la République, Sarrail and the surroundings of the Citadel bring nuances to prices within the district.

Who buys in Centre-ville

The Centre-ville of Besançon attracts investors, first-time buyers, professionals and heritage enthusiasts looking for a central address, within walking distance of the shops and the banks of the Doubs. Demand focuses on older apartments, from studios sought after for student buy-to-let to flats with character in a stone building. The central position, the UNESCO heritage and the retail activity support steady demand in a market that remains measured on a national scale.

Frequently asked questions

The average price at Centre-ville is 2 507 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 980 to 2 787 €/m² depending on the building, the floor and the condition.

It combines an exceptional heritage (Vauban's Citadel listed by UNESCO, the Saint-Jean cathedral, the Grande rue, the museum of Time), numerous shops, the market on the place de la Révolution and a riverside setting. That central position, together with the charm of the old Comtois town, makes it an area sought after by investors and by lovers of old stone alike.

Mostly older apartments, from studios to large flats with character, in the stone buildings of the Boucle. Small units, prized for student buy-to-let, and renovated properties with a view of the Doubs or the Citadel are the most in demand.

The Centre-ville sits at the top of the Besançon market, above the town average, carried by the heritage, the central position and the scarcity of properties with character. It nonetheless remains measured compared with the historic centres of the large French cities.

Yes. The tram and the Ginko bus network cross the Boucle by Chamars and the place de la Révolution. The Viotte station is close by to the north, and the area, compact and largely pedestrianised, is covered on foot between shops and monuments.
