The history of the district

Champfleuri occupies the north of Bourgoin-Jallieu, on former drained marshes that belonged to the municipality of Jallieu. The southern part of the district was built in the 1960s, the northern part from 1975 onwards, in the mixed layout of a large housing estate.

It is the most populated district in the municipality, organised into named sub-areas, among them Le Chopin, the Quartier Jaune and Vert-Village. The housing stock is mostly social housing, managed by Pluralis and OPAC38. The district has its own primary schools, the Salvador Allende secondary school and local shops, and has been the subject of an urban regeneration programme since it was designated a priority neighbourhood in 2015.

On the market, Champfleuri sits at around 2 223 €/m² for an apartment, at the lower end of the Bourgoin-Jallieu range, on a volume of only around 12 sales a year: the large share of social housing limits the number of individual-unit transactions and makes this average sensitive to recent sales. The district has gained around 10 % over five years.

Who buys in Champfleuri

Champfleuri attracts first-time buyers and investors looking for the lowest prices in the municipality, in a district well provided with schools, shops and transport. Demand focuses on apartments in the private blocks, a minority in a stock dominated by social housing. The small number of sales makes valuation trickier here than elsewhere.
