The Bords de l'Yerres form the largest and most varied district in Brunoy: it runs up the whole western flank of the town and comes back down to the south-east, as far as the edge of the Sénart forest. It brings together four sectors of use that the municipal boundaries distinguish and that no single name covers: les Bosserons, Talma, les Ombrages and Tronchard, and Monsieur.
To the south-east, les Bosserons and Talma form a sought-after area of detached houses backing onto the forest, about twelve minutes on foot from the station. The oldest traces of occupation in the town, going back to the Palaeolithic, were found there. In the middle, les Ombrages and Tronchard are among the oldest sectors of Brunoy: the rue Tronchard was the shopping hub of the Bosserons hamlet at the start of the nineteenth century, and the château des Ombrages dates from 1868. To the west, Monsieur and the lower part of Soulins form a sector of large properties, with the château de Soulins, the Maison des arts housed in a nineteenth-century villa bought by the town in 1976, and the Soulins bridge, built in 1745 and listed as a historic monument since 1987.
Five streets were checked point-in-polygon: the rue des Bosserons, the rue Tronchard, the rue Talma, the avenue de Monsieur and the rue Claude Monet. One point is documented: Soulins straddles two districts, the avenue de Soulins falling within this sector and the rue de Soulins within the town centre. The rue Claude Monet and the rue Corot recall the landscape painters who worked in the Yerres valley, whose documented heart is however in Yerres, the neighbouring town, with the Caillebotte house.
The district sits at 2 864 €/m², 7 % below the town average, which makes it the most affordable price in Brunoy. It records sixty-two apartment sales a year, the largest volume in the town. It is flat over five years and gains 3,6 % over twelve months, the best progression in Brunoy.
The Bords de l'Yerres are the most active district in Brunoy, with sixty-two apartment sales a year, and the most affordable, at 2 864 €/m². It is also the hardest to sum up, because it covers four distinct markets: the sought-after detached housing of les Bosserons and Talma to the south-east, backing onto the Sénart forest, the older and denser fabric of les Ombrages and Tronchard in the middle, and the large properties of Monsieur and Soulins to the west. The range, from 2 406 to 3 190 €/m², reflects that fragmentation. It is a sector where you have to reason by address rather than by district average, but where the volume guarantees good liquidity, and which shows the best twelve-month progression in the town.
The average price in Bords de l'Yerres is 2 864 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 406 to 3 190 €/m² depending on the building, the floor and the condition.
Four sectors that the municipal boundaries distinguish: les Bosserons and Talma to the south-east, sought-after detached housing backing onto the Sénart forest; les Ombrages and Tronchard in the middle, among the oldest districts in the town; and Monsieur with the lower part of Soulins to the west, a sector of large properties. No single name covers them all, hence the geographical name used here.
At 2 864 €/m², it sits 7 % below the town average and 16 % below the town centre. The gap comes first from the relative distance to the station for part of the sector, and then from the variety of the housing stock, which mixes dense older fabric in the middle with detached houses at either end. It is also the most active district in the town.
No, and for a precise geographical reason: Soulins straddles two boundaries. The avenue de Soulins, the avenue du Château de Soulins and the avenue Galliéni fall within this district, but the rue de Soulins and the allée de Soulins fall within the town centre. A Soulins page would therefore overlap two price zones.
