The history of the district

The town centre of Brunoy is organised around the place Saint-Médard and the Grande Rue, the former rue neuve des fossés, dug out along the moat of the medieval citadel. The Saint-Médard church, commissioned by the de Lanoy family in the sixteenth century and restored between 1998 and 2005, is its landmark. The plot pattern of the sector has stayed very close to that of the eighteenth-century estate.

Seven streets were checked point-in-polygon: the place Saint-Médard, the Grande Rue, the rue Montmartel, the rue du Donjon, the place de la Gare, the avenue du Sauvageon and the rue Jean XXIII. Sales in the sector are concentrated on the rue du Réveillon, the rue Jean XXIII, the rue des Trois Chênes and the rue de la Poste. The RER D station is the leading price factor in the town.

North of the railway line, the district takes in le Sauvageon and Jean XXIII, former rural hamlets turned into housing estates and business areas: the vacant land of the old railway company was leased to shopkeepers there before being sold off in the 1950s. To the east, this page also covers les Deux Vallées, the sector running down towards Mandres and the Brie, with the rue des Vallées, the rue des Mahiettes and the route de Brie. Les Deux Vallées record only two apartment sales a year, with a single usable year out of five: they cannot carry a page of their own, and the centre is their only publishable neighbour.

The district sits at 3 330 €/m², 8 % above the town average, which makes it the highest price in Brunoy. It records fifty-seven apartment sales a year. It gains 1 % over five years and 3,4 % over twelve months.

Who buys in Centre-ville

The town centre is the district of people who take the train every day. The RER D station, the place de la Gare and the shops of the Grande Rue make it the most sought-after sector in Brunoy, at 3 330 €/m², and the most stable: it is the only one to move up over five years, by 1 %, while La Pyramide loses 19. It is also the best buy-to-let ground in the town, with a studio at 4 012 €/m², the highest level in Brunoy, against 3 068 for a T4 and larger. The housing stock mixes older blocks in the centre, small blocks north of the railway line and, towards les Deux Vallées, housing more dependent on the car. The point to know is that here the price is paid in walking time: a few hundred metres further east makes a real difference.

Frequently asked questions

The average price in Centre-ville is 3 330 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 742 to 3 929 €/m² depending on the building, the floor and the condition.

Because it carries the RER D station, the local shops of the Grande Rue and the place de la Mairie, the town hall and the market. At 3 330 €/m², it is 8 % ahead of the town average and 16 % ahead of the Bords de l'Yerres. It is also the only district in the town to move up over five years.

No, it is covered here. Les Deux Vallées, east of the town towards Mandres and the Brie, record only two apartment sales a year, with a single usable year out of five: it is not possible to calculate a reliable price or trend there. It is a sector of houses, more dependent on the car and the bus.

It is the best sector in the town for that. The studio and the T1 come out at 4 012 €/m² there, the highest level in Brunoy, and rental demand is carried by the RER D station, which runs to Paris-Gare de Lyon. Fifty-seven apartment sales a year also make resale easy to read.
