Immover covers six districts, which together account for almost all apartment sales. To the north, the Champarts and Quatre Fourchettes areas, on the border with Massy and Wissous, record no apartment sales. To the south, Saint-Éloi, a priority urban neighbourhood of 1 106 inhabitants on 5 hectares, is the subject of a renewal project led by its social landlord, Immobilière 3F: no price is calculated there.

The history of Chilly-Mazarin

Chilly-Mazarin is a municipality in the Essonne department, 18 kilometres south of Paris, built on the northern slope of the Yvette valley and on the southern part of the Orly plateau. Neolithic tools and the burial of a woman attest to early occupation; in the third century, under Septimius Severus, springs on its territory were tapped for the aqueduct supplying Lutèce, Roman Paris. By the twelfth century, the village, then called Chailly, already had a church, Saint-Étienne, and a mill; the counts of Dreux built a first château there, as well as the priory of Val-Saint-Éloi. The name became Chilly in 1711, and Mazarin was added in 1822.

In 1596, Martin Ruzé de Beaulieu acquired Chilly and Longjumeau. His great-nephew, Antoine Coëffier de Ruzé d'Effiat, later superintendent of finances and Marshal of France, obtained in 1624 the elevation of Chilly, Longjumeau and Balizy into a marquisate. He had the château built and obtained from Louis XIII the water of the Médicis aqueduct for the ornamental ponds of the park; two inspection chambers from 1630 survive, on the avenue Charles-de-Gaulle and at the corner of the rue Pasteur and the rue d'Effiat. In 1630, the Bel Abord estate was ceded to Robert Godefroy, who built a château there. In 1661, Armand de La Porte, Duke of La Meilleraye, married Hortense Mancini, niece of Cardinal Mazarin, who authorised him to bear his name: he became Duke of Mazarin.

From the eighteenth century onwards, vineyards and mills declined. In 1804, the château was sold to Louis-Joseph Lecocq, who had its two wings demolished in 1822 and divided the estate into building plots. The Grande Ceinture line opened to passengers on 1 May 1883, then the Arpajonnais tramway, which supplied the Halles de Paris, arrived in 1893: its former route has become the avenue Pierre-Brossolette. The housing estates of detached houses built between the wars tripled the population between 1921 and 1926. The municipality was liberated on 24 August 1944 by the 2nd Armoured Division.

In 1956, the cutting of the A6 motorway split the territory in two, between the upper town, on the plateau, and the lower town, towards the Yvette. In the early 1960s, the château de Bel Abord was demolished to make way for the residence of the same name, and large condominiums, including the Domaine du Château, transformed the town: it grew from 9 923 inhabitants in 1968 to 16 236 in 1975. In 1971, the town council bought what remained of the estate to house the town hall. The municipality hosts part of Paris-Orly airport and had 20 443 inhabitants in 2023; 82,4 % of its homes are apartments, and seven main residences in ten were completed between 1946 and 1990.

Who buys in Chilly-Mazarin

Chilly-Mazarin sells at 2 694 €/m² for an apartment, in an Essonne municipality where 82,4 % of homes are apartments and most of the housing stock dates from 1946 to 1990. It has 58,3 % owner-occupiers and 40,1 % tenants, including 17,0 % in social housing. The buyer profile is that of first-time buyers, families, working people employed around Orly, Massy and Rungis, and investors targeting the rental market. Three points to know before buying. The first is the split of the market into two blocks: the Domaine du Château, Grands Jardins and Bel Abord, made up of large condominiums, sell between 2 238 and 2 439 €/m², while Centre-ville, Terres Blanches and La Ceinture exceed the municipal average, up to 3 749 €/m². The second is the gap between houses, at 3 828 €/m², and apartments, 42 %, in a market where houses are scarce. The third is the size of the home: a studio or T1 sells on average at 3 921 €/m², a four-room apartment or larger at 2 206 €/m². In these residences, the condition of the condominium, the works already voted and the energy performance account for a large share of the value.
