Bel Abord occupies the north-east of Chilly-Mazarin, on the plateau, along the avenue Mazarin. The district brings together three large residences, the Domaine de Bel Abord, the Résidence de la Croix Blanche and the Résidence du Cardinal, as well as the rue Médicis, the avenue Jean-Racine and part of the rue de Launay. The town centre can be reached on foot via the avenue Mazarin.
The name comes from the château de Bel Abord, built from 1630 onwards by Robert Godefroy on an estate ceded by Marshal d'Effiat. The château was demolished in the early 1960s to make way for the residence that bears its name. What remains is its carriage gateway on the avenue Mazarin, listed as a historic monument on 28 December 1984, like two other seventeenth-century carriage gateways on the same avenue, and two ponds from the former formal French garden, still visible in the residence.

The buyer profile is that of families looking for comfortable floor space on a moderate budget, first-time buyers and investors. Two points to examine. The range, from 2 200 to 2 667 €/m², is narrow, and prices are similar from one size to another: 2 499 €/m² for a two-room apartment, 2 481 €/m² for a three-room apartment, 2 237 €/m² for four rooms or more. It is therefore the residence, the floor, the condition of the common areas and the works already voted that make the difference between two properties.
