La Ceinture occupies the south-west of Chilly-Mazarin, in the lower town, south of the station. It is the district of detached houses crossed by the Grande Ceinture line. It is laid out around the square des Muses, the rue Henri-Barbusse, the rue Pierre-Mendès-France, the rue Marie-Curie, the rue Lucie-et-Raymond-Aubrac and the rue de la Montagne, and descends eastwards via part of the rue de Gravigny and the rue de la Fontaine-Augère. The church of Notre-Dame-du-Concile, the Pauline-Kergomard nursery school and the Pierre-et-Marie-Curie primary school are in the district.
The sector grew up with the railway: the Grande Ceinture line, opened to passengers in 1883, drew new residents to Chilly, largely into housing estates of detached houses, and the population tripled between 1921 and 1926. The district retains that pattern of houses and gardens. Apartment buildings came later, and a significant share of recent sales concerns residences built in the last few years. Further east, the Fontaine Augère business park marks the edge of the district.
La Ceinture stands at 3 749 €/m², the highest price in Chilly-Mazarin, 39 % above the municipal average, with thirteen apartment sales a year. The district is down 3 % over five years and up 9,2 % over twelve months. On such a small volume, largely made up of recent buildings, the annual series cannot be read year by year.
La Ceinture is the most expensive district in Chilly-Mazarin, at 3 749 €/m², 39 % above the municipal average. This price does not come from an old centre or a sought-after address: it is driven by recent apartments, built in a sector that has remained one of detached houses, a few hundred metres from the T12 station. The buyer profile is that of working people who commute by train, young households looking for a new or recent home built to current standards, and investors. Two points to examine. The range, from 3 370 to 4 242 €/m², depends above all on the age of the building: a recent apartment does not compare with an older home in the same district. And the price per square metre falls with size: a studio or T1 sells on average at 4 317 €/m², a two-room apartment at 3 520 €/m² and a three-room apartment at 3 120 €/m². With thirteen sales a year, it is an estimate by address, not the district average, that positions a property.
The average price in La Ceinture is 3 749 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 370 to 4 242 €/m² depending on the building, the floor and the condition.
