Trends and analysis of the Étampes market

The Étampes market is that of a sub-prefecture town at the end of the line, at the southern terminus of the RER C. With an average price of around 2 291 €/m² for an apartment and one hundred and ninety-one sales a year, Étampes sits clearly below the Essonne towns closer to Paris. The annual series describes a continuous easing since 2022: 2 440 in 2021, 2 543 in 2022, 2 459 in 2023, 2 314 in 2024, 2 271 in 2025.

What sets Étampes apart is the direction of its districts. Five areas out of six are falling over five years, from 1 % in Saint-Gilles to 17 % in Saint-Michel. The only one rising is La Guinette, the large estate in the north-west, with 11 %, and it is also the most affordable in the town, 21 % below the average. This configuration is rare: in most towns in the portfolio it is the large estate that falls behind while the residential districts hold up. Here, the gap between the most expensive and the most affordable is narrowing rather than widening.

The history of Étampes

Étampes was born of a castle. Around 1015, Étampes-le-Châtel formed around the residence of Queen Constance, wife of Robert the Pious, in the valley of the Juine that separates the wooded Hurepoix from the cereal plains of the Beauce. Seven years later the king founded the collegiate church of Notre-Dame-du-Fort, rebuilt between 1130 and 1160 and given a royal portal that ranks among the most remarkable works of Romanesque art in the Paris region.

Of the royal castle only the tour de Guinette survives, a quatrefoil keep of the twelfth century that still appears on the coat of arms of the town and that gave its name to the district built at its foot. The town owes its other landmark to a stretch of marshy ground: the bell tower of the collegiate church of Saint-Martin, completed in 1537 and forty metres high, leans by one hundred and twelve centimetres. The architect tried to straighten the upper section, which gives it its distinctive curve. It has been listed as a historic monument since 1909.

The districts of Étampes all carry parish names: Saint-Pierre to the east along the Juine, Saint-Gilles south of the centre, Saint-Martin to the south-west, Saint-Michel to the north along the avenue de Paris. This is the medieval division of the town, which the seven district councils of the town hall reproduce today almost unchanged.

Who buys in Étampes

The Étampes market is first of all an apartment market: one hundred and ninety-one sales a year against ninety-four houses. It attracts households from the Paris region looking to buy at the southern terminus of the RER C line, at a third of Paris prices, along with first-time buyers from the south of the Essonne. Studios come out at 2 619 €/m² and units of four rooms or more at 1 825: the gap between small and large floor areas is wide, and it works in favour of families buying big. The point to know before valuing a property is that the market is easing: the town is down 6 % over five years, and five districts out of six are falling. The only one rising is La Guinette, the large post-war estate, which is also the most affordable.

Frequently asked questions

The average price in Étampes is 2 291 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 829 to 2 667 €/m² depending on the district. Listing portals show asking prices, 10 to 20 % above the prices actually recorded.

The gap is 36 % between the most expensive district and the most affordable. Saint-Pierre, to the east along the Juine, shows 2 476 €/m², and La Guinette, the large estate in the north-west, 1 817 €/m². Between the two, Saint-Martin stands at 2 367, Saint-Gilles at 2 341, the town centre at 2 324 and Saint-Michel at 2 165. Four districts out of six sit within a band of 150 euros.

Yes, and fairly broadly: the town is down 6 % over five years and 1,8 % over the last twelve months, and five districts out of six are easing. Saint-Michel loses the most, 17 % over five years. The only district that rises is La Guinette, with 11 % over five years, the opposite of what is usually observed on a large post-war estate.

Étampes is an apartment town: one hundred and ninety-one apartments change hands each year against ninety-four houses. Houses trade at 2 632 €/m² based on sales actually recorded, some 15 % above apartments. The apartment market is clearly deeper, and therefore easier to sell on.

Because the collegiate church was built on marshy ground. The bell tower, completed in 1537 and forty metres high, leans by one hundred and twelve centimetres. The architect tried to straighten the upper section when the tilt appeared, which gives it its distinctive curve. It has been listed as a historic monument since 1909.

Start with the district: 36 % separate Saint-Pierre from La Guinette, and their trajectories are opposed, one easing while the other rises. Then adjust for floor area, since the gap between small and large units is wide here, and for the condition of the property and its energy rating. In the old centre and in Saint-Gilles, the heritage character of the building stock also weighs. The Immover valuation tool draws on the sales actually recorded closest to your address.
