The history of the district

The centre of Gif-sur-Yvette is the old village of the valley, around the rue Henri-Amodru, the former Grande rue, the rue Alphonse-Pécard and the RER B station. It includes the Button estate, where the CNRS, the French national research centre, settled in 1946, and the Val Fleury estate, whose château has belonged to the municipality since 2003.

The statistical boundaries attach to this sector the Moulon plateau, to the north, home to the CentraleSupélec campus and the new schemes of the Paris-Saclay development. Apartment sales in the district nonetheless remain concentrated in the valley: the impasse du Moulin-de-Jubiciaux, the rue Alphonse-Pécard and the rue Juliette-Adam account for the largest share.

The district sits at 4 922 €/m², the highest price in the municipality, 21 % above the average, with nineteen apartment sales a year. It has fallen 4 % over five years and 1,1 % over twelve months.

Who buys in Centre-ville

Centre-ville is the most expensive district in Gif-sur-Yvette, at 4 922 €/m², and the only one clearly above the municipality-wide average. This premium comes from location: the RER B station, the shops of the old village, the setting of the valley and the proximity of the large estates. The buyer profile is that of managers and researchers working on the plateau or in Paris, and of retirees looking for services within walking distance. Two points to examine. The range, from 4 321 to 5 517 €/m², is the highest in the municipality and fairly wide: between a recent residence and an older apartment in need of renovation, the gap exceeds a thousand euros per square metre. And the district extends up to the Moulon plateau: an address on the campus does not belong to the same market as an apartment in the old village, hence the value of a valuation by address. Over five years, the price has fallen 4 %, in line with the municipality.
