Montreuil occupies the west of the municipality, on either side of the route de La Fère, at the foot of the plateau. The official statistical label puts three places together there, Montreuil, La Neuville and Marquette. We keep the first, the only one with real usage and real search volume.
The area is a mixture, and that is what explains its position in the price ranking. It combines scattered low-rise detached housing, localities that keep their old names, Laon Perdu, La Folie, Thierret, and a set of apartment blocks that makes up the QP002010 priority neighbourhood, the smaller of the two in Laon with 1 376 inhabitants.
Transactions are concentrated in the rue de la Linotte, the rue Nestor-Gréhant, the rue d'Enfer and the rue du Général-de-Lattre-de-Tassigny, with the route de La Fère as the structuring axis. Two streets there were checked by point-in-polygon.
The district sits at 1 213 €/m², 6 % above the municipal average, which makes it the second highest price in Laon, three euros behind the upper town. It gains 9 % over five years, the best rise in the municipality, but falls 5,1 % over the last twelve months. It records ten apartment sales a year: its average is sensitive.
Montreuil is the district of contrasts in Laon, and that has to be said before buying. The area shows 1 213 €/m², the second highest price in the municipality, but it mixes scattered low-rise detached housing, old localities and a set of apartment blocks designated a priority urban policy neighbourhood. The average therefore covers two very different markets, and the range, from 1 030 to 1 293 €/m², understates that spread rather than reflecting it: in Montreuil more than anywhere else in Laon, a valuation by address changes everything. The dominant buyer profile is that of households looking for a detached home at a low price, without going up onto the plateau and without the heritage constraints that come with it. The rise of 9 % over five years is the best in Laon and it rests on a long enough horizon to be credible. The fall of 5,1 % over twelve months, on the other hand, covers ten annual sales: two transactions are enough to produce it, and it should not be read as a turning point.
The average price in Montreuil is 1 213 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 030 to 1 293 €/m² depending on the building, the floor and the condition.
Nothing at all. Montreuil is here a district in the west of Laon, in the Aisne, on the route de La Fère. The municipality of Montreuil that is usually meant is in Seine-Saint-Denis, on the edge of Paris, and its market bears no comparison. The name is simply a common one in French place names.
The district shows 1 213 €/m² against 1 216 in the upper town, a gap of three euros, but the two markets have nothing in common. Montreuil owes this level to its low-rise detached housing, which pulls the average up, while the area also contains a set of apartment blocks designated a priority urban policy neighbourhood. The average therefore covers two markets, where that of the upper town is even.
With caution. The district records only ten apartment sales a year, and two transactions are enough to move the average by that much. The five-year horizon, calculated on more cases, gives on the contrary a rise of 9 %, the best in Laon. That is the figure to keep in mind to read the direction of the district.
