The history of the district

Cité 9, or cité Saint-Théodore, is a miners' estate in the west of Lens, built by the Société des mines de Lens around pit 9. It owes the name Saint-Théodore to one of the directors of the company. Its church, the work of the architect Louis-Marie Cordonnier, and its layout of corons, the terraced miners' rows, make it a characteristic ensemble, listed as UNESCO World Heritage.

The area was given a second life by the opening of the Louvre-Lens in 2012, set up just opposite, on the former yard of pit 9. The corons of the estate have been renovated and one of them, on rue Paul Bert, turned into a hotel and restaurant. To the west and north-west the district continues into a residential fabric of miners' cottages and small blocks.

On the market, Cité 9 sits at around 1 600 €/m² for an apartment, an affordable level for Lens, on a volume of around 13 sales a year that makes the average sensitive to recent transactions. Demand focuses largely on the estate houses of the area.
