The old centre of Manosque is the medieval town, ringed by boulevards on the line of the walls built between 1366 and 1383. It is organised around the rue Grande, the rue Guilhempierre and the rue de la Saunerie.
Two gates survive: the porte de la Saunerie, to the south, completed in 1382 and listed as a historic monument in 1886, and the porte du Soubeyran, to the north, topped by a bell tower added in 1830. The porte d'Aubette was demolished in 1934 and 1935.
The district sits at 1 650 €/m², 14 % below the municipal average, with twenty-eight apartment sales a year. It gains 11 % over five years and falls back 9,8 % over twelve months.
The old centre of Manosque is cheaper than the town average, at 1 650 €/m², 14 % less. This is not a paradox: the medieval building stock, with narrow buildings that are often dark, frequently without a lift and in need of renovation, is less sought after than the residential blocks and houses of the hills. The buyer profile is that of first-time buyers, investors aiming at the rental market and buyers drawn by the charm of the old town and life on foot. Three points call for care. The condition of the building accounts for most of the value: roof, facades, services and works in the jointly owned building must be checked carefully. The range, from 1 280 to 1 958 €/m², reflects those differences in condition. Finally, the 9,8 % fall over twelve months rests on twenty-eight sales a year: the 11 % rise over five years remains the most reliable reading.
The average price in Centre ancien is 1 650 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 280 to 1 958 €/m² depending on the building, the floor and the condition.
At 1 650 €/m², it is 14 % below the municipal average. The medieval building stock, narrow, often without a lift and in need of renovation, is in less demand than the residential blocks and houses of the hills. The work to be planned weighs directly on prices.
The line of the walls, built between 1366 and 1383, is now traced by the boulevards that surround the old town. Two gates survive: the porte de la Saunerie, completed in 1382, and the porte du Soubeyran, topped by a bell tower added in 1830.
Over twelve months, the price falls back 9,8 %, but that movement rests on twenty-eight sales a year. Over five years, the district has risen by 11 %, from 1 487 €/m² in 2021 to 1 650 in 2026. That is the trend to keep in mind.
