Le Cayrel occupies the north of Millau, between the town and the first slopes of the causse. It is organised around the rue du Cayrel, the rue Frédéric-Mistral, the avenue Édouard-Alfred-Martel, the boulevard Georges-Brassens, the rue André-Balitrand and the rue du Vivier, east of the avenue Charles-de-Gaulle, which it shares with Le Crès. The Gabriel-Monteillet sports park, chemin du Stade, and the résidence du Stade, impasse Jules-Merviel, are part of it.
The area was developed with housing estates and residential blocks around the sports facilities, up to the résidence Bellugue, rue Les Hauts-du-Vivier. Further north, it opens onto the Chayran, where an integration garden has farmed nine hectares organically since 2002, and onto the hamlet of Saint-Germain.

Le Cayrel is a residential district in the north of Millau, priced close to the average, at 1 795 €/m². It combines houses and residential blocks around the sports park, with a majority of owners. The buyer profile is that of families, workers and retirees looking for a quiet home, near the sports facilities and the first slopes of the causse. Two points to examine. The apartment market is small, with ten sales a year in 2024 and in 2025: the slight fall of 1,1 % over twelve months, after a peak of 1 886 €/m² in 2023, says little on its own, and the rise of 23 % over five years, from 1 464 €/m² in 2021 to 1 795 in 2026, gives a more reliable reading. And the range, from 1 417 to 2 092 €/m², is wide: between a recent residence and an older building, the gap in value is significant.
