The average price per m² for an apartment in each district of Montereau-Fault-Yonne covered by Immover, ranked from the most expensive to the most affordable.
The Montereau market is rising. The average apartment price went from 1 940 €/m² in 2021 to 2 112 in 2026, around 9 % over the period, with a rise of 6,1 % over the last twelve months. With 92 apartment sales a year, volume remains modest and the annual series irregular: a slight dip in 2023, then a high point in 2025 at 2 171 €/m². The 2026 reference price, calculated on sales from 2024 and 2025, smooths out this last movement.
The districts are moving in contrasting ways. La Gare gains 16 % over five years and the town centre 8 %, while Surville falls back 7 %. Over twelve months, the figures should be read with caution: the 21,7 % rise in La Gare follows a weak year in 2024, and the 35,9 % rise in Surville rests on eight sales a year. The town centre, the deepest market, is stable at -1,7 %. For a seller, this means that the five-year trend is the most reliable benchmark, and that the condition of the co-owned building weighs heavily in a stock of which nearly a third was built between 1946 and 1970. For a buyer, that the gaps between the lower and upper towns leave a real choice of budget, provided each property is valued at its own address.
Montereau-Fault-Yonne compared with the major French cities, on the average price per m² for an apartment.
Montereau-Fault-Yonne is a municipality in the south of the Seine-et-Marne department, at the confluence of the Seine and the Yonne, about 70 kilometres south-east of Paris. Its name is tied to an episode of the Hundred Years War: on 10 September 1419, the Duke of Burgundy, John the Fearless, was killed there during a meeting with the Dauphin Charles, the future Charles VII, on the bridge over the Yonne.
For a long time the town lived from faience. The manufactory, founded in 1755, merged in 1840 with that of Creil to form the Creil-Montereau faience works, which ceased operating in 1955. The municipal Faience museum, housed in the former post office on the place René-Cassin, holds more than 400 pieces.
On 18 February 1814, during the French campaign, Napoleon won a victory at Montereau over the Austrians and the Württembergers, directing his artillery from the Surville plateau. An equestrian statue of the emperor was erected on the bridge in 1867. In May and June 1940, bombing raids destroyed or damaged the bridges and part of the centre.
The town today reads as two parts: the lower town, with the old centre and the station district, and the upper town, on the Surville plateau, where the first buildings of a priority urbanisation zone went up in 1961. More than 3 000 social housing units were built there until the scheme was halted in 1975. Across the municipality, 72,5 % of homes are apartments and 41,8 % of households rent social housing. The new urban renewal programme provides, according to the town, for 292 demolitions and 286 rebuilds in Surville.
Montereau-Fault-Yonne sells at 2 112 €/m² for an apartment, in a municipality where 71,7 % of households rent and where the station is the terminus of Transilien line R, the Paris-region suburban rail network. The buyer profile is that of first-time buyers and families looking for an accessible entry price in the Île-de-France region, households working in the Montereau area or towards Melun and Fontainebleau, and investors drawn by rental demand. Three points to know before buying. The first is the divide between the lower and upper towns: the town centre and La Gare hold between 2 062 and 2 231 €/m², while Surville, on the plateau, sits at 1 511 €/m², 28 % below the average. The second is the concentration of the market: more than one apartment sale in two takes place in the town centre, and the small volumes in the other areas make their annual changes fragile. The third is the almost nil gap with houses, 1 %: the choice comes down to floor area, land and service charges, more than to the price per square metre.
The average price in Montereau-Fault-Yonne is 2 112 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 667 to 2 326 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
The town centre, at 2 231 €/m², 6 % above the town-wide average. It is also the town's largest market, with 52 apartment sales a year. La Gare follows at 2 062 €/m², 2 % below the average, and Surville, on the plateau, sits at 1 511 €/m².
At 1 511 €/m², Surville is 28 % below the town-wide average. The plateau brings together the estates built from 1961 onwards, largely social housing, in a priority urban neighbourhood undergoing urban renewal. Sales there are rare, eight a year, and the price depends heavily on the residential building.
It is very small: houses sell at 2 136 €/m², 1 % more than apartments at 2 112 €/m². In a town where 72,5 % of homes are apartments, the choice is made mainly on floor area, outdoor space and co-ownership service charges.
Yes: the average apartment price rose from 1 940 €/m² in 2021 to 2 112 in 2026, around 9 %, with a rise of 6,1 % over twelve months. La Gare gains 16 % over five years and the town centre 8 %, while Surville falls back 7 %.
Yes, Montereau station, on the place Pierre-Sémard, is the terminus of line R, with trains to Paris-Gare-de-Lyon via Moret-Veneux-les-Sablons and to Melun via Champagne-sur-Seine. TER Bourgogne-Franche-Comté regional trains also call there, towards Laroche-Migennes.
