The town centre of Montereau-Fault-Yonne extends near the confluence of the Seine and the Yonne, around the collegiate church of Notre-Dame-et-Saint-Loup, the Jean-Jaurès and Victor-Hugo shopping streets, the rue des Arches, the rue des Changes and the boulevard de la République. It brings together the municipal districts of Centre-Ville, La Collégiale and Nodet, around the rue Alfred-Nodet and its covered market.
This is the historic heart of the town, that of the bridge over the Yonne where John the Fearless was killed in 1419 and where the equestrian statue of Napoleon, erected in 1867, stands. The Faience museum occupies the former post office on the place René-Cassin. The centre was badly hit by the bombing raids of May and June 1940. On the other side of the Yonne, the Saint-Maurice suburb, around the rue Grande-Saint-Maurice and the place Saint-Maurice, is included here with the town centre.

The average price went from 2 072 €/m² in 2021 to 2 231 in 2026, an 8 % rise. The buyer profile is that of first-time buyers, households who want to live within walking distance of shops and services, and investors targeting the rental market in a municipality where 71,7 % of households rent. Three points to examine. The range, from 1 711 to 2 504 €/m², is wide: the centre mixes old buildings, post-war reconstructions and more recent blocks of flats, and the average price is a poor guide to any given property. The condition of the building weighs heavily: roof, facades, common areas and works already voted. Finally, the slight fall of 1,7 % over twelve months rests on a deep market and reflects stability, after a high point in 2024.

We include it. The suburb, around the rue Grande-Saint-Maurice and the place Saint-Maurice, lies on the other side of the Yonne, linked to the centre by the bridge. It belongs to the lower town and records only about one apartment sale a year, with no effect on the district's average price.
