Market trends and analysis for Montluçon

The Montluçon market is that of an industrial town with a shrinking population. With an average price of around 806 €/m² for an apartment, Montluçon is among the least expensive towns of more than 30 000 inhabitants in France. Houses, at around 1 185 €/m², trade 47 % above apartments: that very wide gap says where demand goes. Volume is modest, at 202 apartment sales a year, for a town of more than 33 000 inhabitants.

The striking fact is not the gap between districts but its absence. Less than 30 % separates Rimard from Ville Gozet, where a comparable town often shows 100. On a market where supply exceeds demand, location stops being the first criterion of price: it is the condition of the property and its energy rating that make the difference. Five districts should be read with care for lack of volume: Fours à Chaux, with 11 apartment sales a year, Rimard, Chantoiseau and Saint-Jean with 12, Fontbouillant with 17. On those pages, take the average of the last two years rather than the movement of the last one alone.

Montluçon against the major cities

average €/m²

With an average price of around 806 €/m², Montluçon sits far below the major French cities. It is a mid-sized industrial town market, with a low entry ticket and a high rental yield, carried by local demand.

The history of Montluçon

Montluçon was built around a rocky spur overlooking the Cher. The castle of the dukes of Bourbon and the church of Notre-Dame stand on that promontory, and the old town runs down its slopes through narrow streets to the lower town, laid out since the nineteenth century around the boulevard de Courtais.

Industry made the rest of the town. The Berry canal, still recalled by the rue du Plan-Incliné, first brought coal. Then came the metalworks of Saint-Jacques, and the Dunlop factory, opened in 1920, which made Montluçon a French capital of rubber and fixed the suburbs of the right bank, in Ville Gozet. The post-war housing estates completed the southern and western ring, in Fontbouillant and Bien Assis.

The geography of prices is flatter here than elsewhere. Rimard, Cordeliers and Chantoiseau hold the top of the market, between 873 and 885 €/m². The town centre, Fontbouillant, Bien Assis and Diénat form a very uniform base, between 793 and 831 €/m². Ville Gozet and Fours à Chaux close the ranking, at 684 and 694 €/m². No address really stands out: that is the signature of a market where demand remains below supply.

Who buys in Montluçon

The Montluçon market is a local market and a yield market. It is carried by households from the local employment basin, where mechanical engineering, plastics and healthcare still weigh, and by first-time buyers for whom the entry ticket is among the lowest in France. To them are added investors from Clermont-Ferrand and further afield, drawn by a gross rental yield few French towns reach. Detached houses account for a large share of transactions, and the 47 % gap with apartments shows where demand goes.

Frequently asked questions

The average price in Montluçon is 806 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 614 to 936 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

The gap is small for a town of this size: less than 30 % separates the most expensive district from the most affordable. Rimard and Cordeliers show the highest average prices, at around 884 €/m², while Ville Gozet sits at 684 €/m² and Fours à Chaux at 694 €/m². The town centre stands at 793 €/m².

The town has lost inhabitants since the 1970s, while its housing stock has stayed roughly stable. Supply has exceeded demand for a long time, which weighs on values and also explains the narrow spread between districts. The corollary is a gross rental yield among the highest in France.

Over five years the average price rises by around 3 %. Over the last twelve months the town is flat, at -0,6 %. The movement is not uniform: Saint-Jean and Rimard rise clearly while Chantoiseau and the town centre fall back.

On a market this compressed, the district matters less than the condition of the property. Start from the price in your own area, then adjust for the age of the building, the energy rating, the floor, whether there is parking and the condition of the block, which here account for most of the gap.
