The Morsang-sur-Orge market has fallen back over the period. The average apartment price went from 2 982 €/m² in 2021 to 2 671 in 2026, around 10 % less, with a low point at 2 614 €/m² in 2024. It has been recovering since: +3,9 % over the last twelve months. With 79 apartment sales a year, the municipal trend is readable, but each district accounts for only between nine and nineteen sales.
Over five years, Langevin is the only district rising, by 3 %. Wallon falls 4 % and Le Bois Pommier 6 %, while Le Vieux Bourg, La Guérinière and Cachin fall between 11 and 19 %. Over twelve months, five districts out of six rise, from 2,5 % in Wallon to 6,3 % in Le Vieux Bourg; Le Bois Pommier falls, on nine sales a year, a movement that needs confirming. For a seller, the price is defended on the condition of the property and on recent comparable sales. For a buyer, the recovery of the past year reduces the room for negotiation, without removing it.

The name Morsang comes from the Latin murocinctus, « surrounded by walls », a sign of an enclosure around the village; it is recorded as Murcinctus at the end of the tenth century, then as Murcent in 1159. At the end of the tenth century, Hugues Capet gave the estate to the abbey of Saint-Magloire in Paris. In the Middle Ages the monks built the choir and the Lady chapel of the church of Saint-Jean-Baptiste, on the rue Jean-Raynal. The present nave, formerly the chapel of Saint-Charles, was added in the seventeenth century by the Vassan family, lords of the manor.
In 1564, Jean de Fournicon built a first manor house, the « Maison Platte ». The Vassan family held the seigneury from 1616 to 1739, then the tax farmer (fermier général) Pierre Durey d'Harnoncourt bought the estate and had the present château built from 1740 onwards. The Bertier family succeeded him. At the Revolution, the municipality had 325 inhabitants, and François Mauge was elected its first mayor in 1790. The château, bought by the municipality on 18 May 1980, now houses the Maurice-Ravel conservatoire, the Louis-Aragon media library and visual arts workshops.
In the nineteenth century, millstone quarries opened, with the first quarrymen arriving in 1833, followed by middle-class houses. The population grew from 428 inhabitants in 1852 to 1 023 in 1901. In the early twentieth century, housing developments replaced woods, fields and quarries: the Parc Beauséjour, a holiday-home development, and the Clos de Beaumont. The combined town hall and school on the rue Jean-Raynal opened in 1921, the Ferdinand-Buisson school in 1935, and the municipality had 3 611 inhabitants in 1936.
The town grew mainly after the war: it reached 11 527 inhabitants in 1965 and 20 302 in 1984, and more than two thirds of today's main residences date from 1946 to 1990. Since 1998, the town hall has divided the municipality into eight districts named after the primary schools. In January 2024, seven residential estates around the Léo Lagrange stadium were recognised as a priority urban neighbourhood under French urban policy. Since 10 December 2023, the T12 tram-train has given Morsang-sur-Orge its first rail service. The municipality had 21 667 inhabitants in 2023.

The buyer profile is that of families and first-time buyers looking to settle south of Paris, of people working in the Essonne department or along the Massy-Évry corridor served by the T12, and of investors attentive to the price level. Three points to know before buying. The first is the price gradient: from Le Vieux Bourg, at 3 107 €/m², to Cachin, at 2 265 €/m², the gap reaches 37 %, and the address weighs on the value. The second is the house, which costs 39 % more than the apartment: the two markets cannot be compared. The third is the trend: the municipality has fallen 10 % over five years but gained 3,9 % over twelve months, and the districts record between nine and nineteen sales a year, which calls for a cautious reading of their movements.
