Mont Boron is a wooded hill in eastern Nice, long kept apart from urban development. The laying out of the forest park and the cutting of the winding roads, from the end of the nineteenth century, opened the area to the building of villas enjoying views over the Baie des Anges and the harbour of Villefranche.
The heights took in holiday residences and a few defensive structures, such as the nearby Fort du Mont Alban. The building stock mixes older villas, more recent upmarket residences and individual properties, in a green setting protected by the park.
Today, Mont Boron is one of the most highly valued residential areas in Nice. Its market, dominated by houses and villas, remains a heritage market with little turnover, driven by the scarcity of properties with sea views and by an affluent French and international clientele.
The district attracts a wealth-focused, French and international clientele, looking for a villa or a large apartment with sea views, as a main or second home. Buyers here seek quiet, the wooded setting and the proximity of the sea. The scarcity of properties and the high budgets reserve this market for affluent demand, attentive to fittings and aspect.

Mont Boron is more about wealth-building purchases than rental investment. The high budgets and the scarcity of properties make it a market for preserving value over the long term, with little turnover in the short term.
The hill is not served by the tram. Access is by bus lines 14 and 15 and above all by car, via the winding roads linking the port and the seafront.
