The history of the district

Calmette occupies the north of the commune, and it is the Orly housing estate in its most legible form: an urban layout of walkways and squares, allée des Peupliers, place du Midi, place de la Résidence, allée des Jeux, allée des Sports, allée des Mûriers. The street names tell the story of the project, that of a new town organised around its public facilities.

The name chosen calls for a point of geography. Rue du Docteur-Calmette straddles two sectors, and its geocoding point falls in the neighbouring district of Les Tilleuls. It nonetheless carries more transactions on this side, and it is indeed this sector that the municipal boundaries designate as Calmette. "Les Terrasses", the other name for the sector within the Quartier Est neighbourhood council, is less searched for.

The "Calmette Nord" sector is one of the five components of the urban renewal project "Racine et Saules", run with Valophis and ANRU, the French national urban renewal agency, until 2035, alongside Pierre au Prêtre-Racine, les Navigateurs, les Aviateurs and Les Saules. Across the estate as a whole, the programme provides for 737 demolitions, 376 refurbishments and 1 136 new homes, a quarter of them social housing, with the first deliveries from 2026. The refurbished buildings receive thermal insulation, accessibility works and balconies.

The district sits at 2 740 €/m², 17 % below the communal average, which makes it the most affordable price in Orly. It gains 5 % over five years and 9,2 % over the last twelve months, the best rise in the commune. With 112 apartment sales over five years, it is the second volume in Orly.

Who buys in Calmette

Calmette is the entry point of the Orly market, and the only district in the commune below 2 800 €/m². It is also, along with Vieil Orly, one of the only two sectors where volume allows us to speak of a real market: 112 sales over five years, sixteen a year. The buyer profile is that of first-time buyers and buy-to-let investors, on an estate stock offering comfortable floor areas for the price. Two points shape the decision. The first is the rise: 9,2 % over twelve months, the best in Orly, and 5 % over five years, two horizons pointing the same way on a volume large enough to be believed. The second is urban renewal: the Calmette Nord sector is part of the programme running until 2035, with thermal refurbishment, accessibility works and balconies added to the buildings that are kept. Depending on whether your property has been refurbished, is waiting to be or lies outside the perimeter, its value and its service charges differ markedly. The range, from 2 441 to 2 988 €/m², remains narrow: the district is uniform, and that is what makes valuation simpler here than elsewhere in Orly.

The average price in Calmette is 2 740 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 441 to 2 988 €/m² depending on the building, the floor and the condition.

Calmette, in the north of the commune, at 2 740 €/m², that is 17 % below the communal average and 26 % below Vieil Orly. It is the only sector of Orly below 2 800 €/m². The stock there is that of the post-war housing estate, with comfortable floor areas for the price, and it is the second sales volume in the commune after Vieil Orly.

The "Calmette Nord" sector is one of the five components of the "Racine et Saules" project, run with Valophis and ANRU, the French national urban renewal agency, until 2035. Across the estate as a whole, the programme covers 737 demolitions, 376 refurbishments and 1 136 new homes, a quarter of them social housing, with the first deliveries from 2026. The refurbished buildings receive thermal insulation, accessibility works and balconies.

The district gains 9,2 % over the last twelve months, the best rise in Orly, and 5 % over five years. Both horizons point the same way, on 112 sales over five years, which makes the trend solid. Two plausible causes combine: a low entry price that leaves room to move, and the first refurbishments of the urban renewal programme, which improve the stock that is kept.
