The average price per m² for an apartment in each district of Saint-Michel-sur-Orge covered by Immover, ranked from the most expensive to the most affordable.
The Saint-Michel-sur-Orge market is almost flat over time. The average apartment price rose from 2 538 €/m² in 2021 to 2 773 in 2022, before falling back to 2 462 in 2024. It recovered to 2 625 in 2025, up 6,6 % over twelve months, and the price used for 2026, 2 556 €/m², smooths out the last two years. Over five years, the rise is around 1 %. With 100 apartment sales a year, the town-wide trend is readable, but Lormoy alone accounts for nearly half of them.
The districts diverge over five years. Bois des Roches is up 10 % and Fontaine de l'Orme 1 %, while Lormoy is down 6 % and Centre ancien 15 %. Over twelve months, Centre ancien gains 22 % and Bois des Roches 18,9 %: these rises follow a low in 2024 and rest on seven and thirty-one sales a year, whose mix changes from one year to the next. They need confirming. For a seller, this means the price is defended on the condition of the property and of the building more than on the district. For a buyer, it means comparisons must be made building by building.

Saint-Michel-sur-Orge is a municipality in the Essonne department, in the Orge valley, south of Paris. Its name first appears around 1090 in the Latin form Sanctus Michael super Orgeam. In the late tenth century, Hugues Capet granted Jean Labbé land along the Orge and in the royal forest of Séquigny; Jean Labbé became the first lord of the place. The bois des Roches and the Mont Pipau hill are remnants of this forest.
Saint-Michel long remained a farming village grouped around its church: it had about 500 inhabitants in 1789. The municipality was created in 1793 under the name Saint-Michel, and the words "sur-Orge" were added in 1801. The station opened on 5 May 1843, run by the Compagnie du chemin de fer de Paris à Orléans, and market gardening grew on the back of shipments to Paris. The present church, rue d'Enfer, was consecrated in 1872. In the nineteenth century, the Say family developed the Lormoy estate, where a racehorse stud operated from 1885.
The 1960s transformed the town. The Bois des Roches project, launched in 1961, planned around 2 600 apartments in blocks; construction began in 1964 and the shopping centre opened in 1968. In 1966, the Villagexpo exhibition, the outcome of a competition run by the Ministry of Construction, was inaugurated in the presence of Prime Minister Georges Pompidou; its 360 homes welcomed their first residents in 1967. The population passed 20 000 inhabitants in 1970. Then came the Montatons mixed-use zone in 1981, Fontaine de l'Orme in 1984 and the renovation of the Glaises area from 1986. RER line C has served the station since 26 September 1979.
The municipality now has 21 776 inhabitants, up 1,6 % a year between 2017 and 2023. It belongs to Cœur d'Essonne Agglomération, an inter-municipal authority, and since 2018 to the Action Cœur de Ville programme, which covers its two centres: Bois des Roches and its shopping centre, and the old centre with the station hub. Two homes in three are apartments, and nearly three quarters of the housing stock dates from 1946 to 1990.
Saint-Michel-sur-Orge sells at 2 556 €/m² for an apartment, with an RER C station at the heart of the municipality. The town has 51,8 % owner-occupiers and 46,5 % tenants, including 23,8 % in social housing. Buyers are first-time buyers and families, people working in Paris or in the south of the Essonne, and investors targeting rentals near the station. Three points to know before buying. The first is the narrow spread of prices: Lormoy, Fontaine de l'Orme and Bois des Roches sit between 2 466 and 2 563 €/m², a 4 % gap. Centre ancien, at 2 960 €/m², is the exception, but on only seven sales a year. The second is the age of the housing stock: most blocks of flats date from the 1960s to the 1980s, and the condition of the building, the service charges, the works already voted and the energy performance weigh as much as the address. The third is the trend: the price is almost flat over five years, at 1 %, after a peak in 2022 and a low in 2024, and is up 6,6 % over twelve months.
The average price in Saint-Michel-sur-Orge is 2 556 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 149 to 2 925 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.
Centre ancien, around the church and the station, at 2 960 €/m², 16 % above the town-wide average. This price rests on seven apartment sales a year and should be read with caution. Lormoy follows at 2 563 €/m², in line with the average.
Yes, at 2 466 €/m², 4 % below the town-wide average. This average mixes two markets: the co-owned blocks of the 1960s post-war housing estate, well below it, and recent developments on the station side, around the mail Gambetta, which pull the average up. An apartment in the estate therefore does not sell at the district's average price.
Over five years they are almost flat: the average apartment price went from 2 538 €/m² in 2021 to 2 556 in 2026, around 1 %, after a peak of 2 773 in 2022 and a low of 2 462 in 2024. Over twelve months, it is up 6,6 %.
Houses sell at 3 239 €/m², 27 % more than apartments at 2 556 €/m². Houses make up 32,1 % of the municipality's homes, in estates such as Villagexpo, Fontaine de l'Orme or the Glaises area. Condition, plot and energy performance make the difference between two properties.
No. The château de Lormoy is in the neighbouring municipality of Longpont-sur-Orge. Saint-Michel-sur-Orge does, however, have the Lormoy park, on the Orge riverside walk, and the Lormoy district, in the north-west of the town.
