The history of the district

Lormoy occupies the north-west of Saint-Michel-sur-Orge, between the station and the river. The district is organised around the rue du Haras, the rue de la Raie-Tortue, the La Source and Parc de Lormoy residences, the rue des Grouettes, the mail de l'Europe, laid out in 2005, and the place Jules-Ferry. To the south, the Sablons area, around the rue Émile-Berthier and the rue des Sablons, is attached to it, as the town hall also does. The Lormoy park, on the Orge riverside walk, has three ponds and a view of the Longpont basilica.

The Lormoy estate was acquired in the seventeenth century by Christophe Pajot, a councillor at the Parlement. The Say family later developed a dairy there, a hunting lodge, then a racehorse stud from 1885. The land was sold off in garden plots from the 1930s, and the La Source, Parc de Lormoy and Boqueteau residences were built in the mid-1960s. The château de Lormoy itself is in the neighbouring municipality of Longpont-sur-Orge.

Lormoy stands at 2 563 €/m², in line with the town-wide average, the second-highest price in Saint-Michel-sur-Orge. With 49 apartment sales a year, nearly half of the municipality's total, it is the town's largest market. It is down 6 % over five years and up 0,6 % over twelve months.

Who buys in Lormoy

Lormoy is the largest market in Saint-Michel-sur-Orge, with 49 apartment sales a year, and its price, 2 563 €/m², serves as the benchmark for the municipality. The district combines 1960s residential blocks set in greenery, the Lormoy park and the banks of the Orge, three primary school groups and the RER C station to the east. Buyers are families, first-time buyers and working people looking for a family apartment within walking distance of the station. The range, from 2 260 to 2 778 €/m², is the narrowest in the town: the average price is a good guide to an ordinary home in the district. Two points to examine. The price is down 6 % over five years, from 2 719 €/m² in 2021 to 2 563 in 2026, and flat over twelve months: the market shows no recent rise. And in co-owned blocks some sixty years old, the condition of the common areas, the service charges and the energy performance account for most of the difference between two properties.
