Centre ancien occupies the west of Saint-Michel-sur-Orge. It is the core of the former farming village, grouped around the church of Saint-Michel, rue d'Enfer, consecrated in 1872. The district is organised around the rue de l'Église, the rue des Fusillés-de-la-Résistance, the rue de Montlhéry, the place du 19-Mars-1962 and the rue Anatole-France, home to the RER C station.
To the south, the Glaises area first carried vineyards, replaced by market gardening in the mid-nineteenth century. It was renovated from 1986, with around 250 houses and 110 apartments in blocks, including a social housing residence of 113 homes on the rue des Processions, near the salle des Glaises. The Action Cœur de Ville programme links the old centre with the station hub.
Centre ancien stands at 2 960 €/m², the highest price in Saint-Michel-sur-Orge, 16 % above the town-wide average, with seven apartment sales a year. It is down 15 % over five years and up 22 % over twelve months.
Centre ancien is the most expensive district in Saint-Michel-sur-Orge, at 2 960 €/m², but also the smallest market in the town: seven apartment sales a year. The district offers the RER C station, local shops, the main post office and the streets of the old village, with small blocks of flats and houses. Buyers are working people who take the train every day, first-time buyers and investors targeting the rental of small units near the station. Two warnings about the figures. With so few sales, each transaction weighs on the average: the price went from 3 466 €/m² in 2021 to 2 629 in 2024, then to 3 208 in 2025, and neither the 15 % fall over five years nor the 22 % rise over twelve months should be read as a trend. And the range, from 2 525 to 3 489 €/m², is wide: between an older home to renovate and a recent residence near the station, the difference in value is real, and a valuation by address is useful.
The average price in Centre ancien is 2 960 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 525 to 3 489 €/m² depending on the building, the floor and the condition.

At 2 960 €/m², it is 16 % above the town-wide average. It combines the station, the shops and the buildings of the old village. This price rests, however, on seven apartment sales a year: a few transactions are enough to move it.
Over five years, the average price is down 15 %, from 3 466 €/m² in 2021 to 2 960 in 2026. Over twelve months, it is up 22 %, after a low of 2 629 €/m² in 2024. These movements rest on seven sales a year and should be read with caution.
