This district is the most stretched out in the town, and it should be said at once: its perimeter runs from south to north, from the historic shopping street up to the village of Épluches, by way of Le Mail and the quays of the Oise. It therefore brings together two fabrics that have nothing in common, and the name kept is that of the area where the transactions take place.
To the south lies the rue du Général-Leclerc, which Wikipedia describes as "the traditional shopping street and the liveliest thoroughfare in the town". It is the only market street inherited from before the new town. Le Mail proper is a more recent development, with a literary street naming, the rue George-Sand and the rue Colette, and it is by far the densest part of the district in transactions. The quays of the Oise, quai du Halage and quai de l'Écluse, close the area to the west.
To the north, the same perimeter takes in ÉPLUCHES and PONT-PETIT, with the rue d'Épluches, the rue de Courcelles, the rue de la Chapelle and the avenue du Château. Épluches is a former medieval village, with its sixteenth-century chapel of Saint-Jean-Baptiste restored in 1879, its château from the second half of the seventeenth century and the hamlet of Courcelles. Its station, opened in 1846 under the name of Saint-Ouen-lès-Pontoise, keeps a passenger building that is a rare example of the railway architecture of the Compagnie des chemins de fer du Nord, the French Northern Railway Company. This area is almost entirely made up of detached houses, it counts for little in the apartment market, and it keeps its own community centre.
Four streets were checked by point-in-polygon: the rue du Général-Leclerc, the rue d'Oraison, the quai du Halage and the rue Sainte-Agnès. The district sits at 3 205 €/m², 7 % above the town-wide average. It records twenty-nine apartment sales a year. It falls by 2 % over five years but gains 11 % over the last twelve months, the best annual rise in the town.
Le Mail is the district that carries the shopping street of Saint-Ouen-l'Aumône, and it draws its price from it, 3 205 €/m², 39 % above the administrative centre a few hundred metres away. This is where the town's urban imbalance can be read: commercial life on one side, public services on the other, and the market draws a clear distinction between them. The area is also the fastest riser over twelve months, 11 %, after falling by 2 % over five years. The buyer profile is that of households who want shops within walking distance and a station a few minutes away. Two points to watch. The first is the mix: the range of 2 795 to 3 710 €/m² covers the flats of Le Mail, the houses along the quays and the detached housing of Épluches to the north, and you have to reason address by address. The second is the size gradient, very steep, with a studio at 3 953 €/m² against 2 124 for a T4 or larger, a gap of 86 %.
The average price in Le Mail is 3 205 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 795 to 3 710 €/m² depending on the building, the floor and the condition.
No, and the reason needs stating. Épluches, the former medieval village in the north of the town with its sixteenth-century chapel, its château and its station of 1846, is almost entirely made up of detached houses: it records no single-lot apartment sale, which rules out publishing a price there in the sense Immover means. Part of the area also falls within the same statistical perimeter as this page, which runs from south to north as far as Pont-Petit.
The gap is 39 %, and it comes from the town's urban history. The rue du Général-Leclerc, in this district, is the traditional shopping street inherited from before the new town. The administrative centre was rebuilt in the 1970s and 1980s after the demolition of the early twentieth-century town hall and of the faubourg de la Basse Aumône. The town has two centres, and the market does not value them in the same way.
No, and the range shows it: from 2 795 to 3 710 €/m². The perimeter is a ribbon stretched from south to north covering three different fabrics, the recent flats of Le Mail, the houses on the quays of the Oise, and the detached housing of Épluches and Pont-Petit to the north. Transactions are very largely concentrated in the southern part. It is better to reason address by address than by district average.
