The history of the district

Liesse is the new district of Saint-Ouen-l'Aumône, and the most expensive. It has developed continuously since 2002 around the station of Saint-Ouen-l'Aumône Liesse and the valley of the ru de Liesse, whose green corridor structures the area. It is the only district in the town whose present form dates entirely from the twenty-first century.

Its street names say it plainly: they carry the names of the Enlightenment, Diderot, d'Alembert, Montesquieu, Sieyès, with a rue des Lumières for good measure. The area holds the Marcel-Pagnol middle school and the Val de Liesse primary school. The hamlet of Liesses nonetheless existed long before: it appears in the old territory of the town, to the south-east, in the valley of the ru de Maubuisson.

Two streets were checked by point-in-polygon, the rue du Champ Gaillard and the rue de Pierrelaye, and transactions are concentrated on the rue du Champ Gaillard, at the Fontaine de Pierrelaye, on the rue Diderot and the square du Pont Vert. The agreement with the street-level price surveys published by the property portals is clear: three of the five most expensive streets in the town, the avenue Adolphe-Chauvin, the allée d'Alembert and the rue Diderot, are all three within this perimeter.

The district sits at 3 552 €/m², 18 % above the town-wide average, which makes it the highest price in Saint-Ouen-l'Aumône. It records twenty-three apartment sales a year. It gains 10 % over five years and 5,2 % over twelve months, one of the few rises in the town on both horizons.

Who buys in Liesse

Liesse is the district you buy for the station and for new-build. It is the only area of Saint-Ouen-l'Aumône rising on both horizons, 10 % over five years and 5,2 % over twelve months, in a town falling by 4 % over the period, and it is the most expensive, at 3 552 €/m². The stock is recent, developed since 2002, which translates into service charges and energy ratings far more favourable than in the rest of the town, and into a tight price range, from 3 197 to 3 718 €/m², the narrowest in the town. The buyer profile is that of young Paris-region households targeting line H and the RER C, with Paris Gare du Nord thirty-five minutes away. For an investor, a studio sells here for 4 400 €/m², the highest level in the whole town, against 3 347 for a T4 or larger.

Frequently asked questions

The average price in Liesse is 3 552 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 3 197 to 3 718 €/m² depending on the building, the floor and the condition.

Three reasons combine: its own station on line H and the RER C, a stock developed entirely since 2002 and therefore recent and well rated for energy, and the green corridor of the ru de Liesse which gives it a setting. At 3 552 €/m², it is 18 % ahead of the town-wide average and 54 % ahead of Centre-ville. The street-level price surveys published by the property portals confirm that hierarchy.

It is the best in the town for small units: studios and one-room flats trade at 4 400 €/m² there, the highest level in Saint-Ouen-l'Aumône, against 3 347 for a T4 or larger. Rental demand is carried by Liesse station and by the proximity of Cergy-Pontoise. As the stock is recent, service charges and the works to expect are lower than elsewhere in the town.

Official statistics bring the two together under a single label, but "Les Bellevues" is also the name of one of the town's four business parks, which makes it ambiguous between housing and an employment zone. This page therefore carries the name of Liesse, which designates without ambiguity the residential area, its station and the green corridor of the stream.
