The history of the district

Les Beaux-Vents forms the largest residential area of Saint-Ouen-l'Aumône by number of streets. It stretches from the cité du Parc and the chaussée Jules-César, the old Roman road from Paris to Rouen, as far as the edges of the Edmond-Rostand secondary school, along the former route nationale 14 towards Paris.

The building stock is mixed: older detached houses on flower-named streets, allée des Lilas, allée des Roses, rue des Capucines, rue des Pervenches, rue des Iris, small blocks of flats, and the cité Jules-César of the 1970s, refurbished since. The name kept comes from the locality of Les Beaux Vents, recorded on the ground, from the street and the path of the same name, and it is the first one cited by the town's official plan for this district.

That choice calls for an explanation, because the town hall also names this area "Clamart". Clamart, however, is a town of fifty-four thousand inhabitants in the Hauts-de-Seine: publishing a property price page under that name would have made no sense either for the reader or for a search engine. The same reasoning rules out "Île-de-France" and "Prés Saint-Ouen", which official statistics attach to the area, the second inviting confusion with Saint-Ouen-sur-Seine.

Four streets were checked by point-in-polygon: the rue de Paris, the quai de l'Écluse, the rue de l'Oise and the rue d'Aquitaine. The district holds the Edmond-Rostand secondary school, the Le Parc middle school, the parc de la Pépinière and the station of Saint-Ouen-l'Aumône Quartier de l'Église, on line J. It sits at 3 139 €/m², 5 % above the town-wide average, and records thirty apartment sales a year, the second volume in the town. It falls by 6 % over five years and by 2,1 % over twelve months.

Who buys in Les Beaux-Vents

Les Beaux-Vents is the large residential district in the south of Saint-Ouen-l'Aumône, and the town's second market with thirty apartment sales a year. It offers the widest variety of property in the town: older detached houses on flower-named streets, small blocks of flats, and the refurbished homes of the cité Jules-César. The price, 3 139 €/m², is slightly above the town-wide average, but the wide range, from 2 712 to 3 488 €/m², says you have to reason sub-area by sub-area. The buyer profile is a family one, with the Edmond-Rostand secondary school, the Le Parc middle school and the parc de la Pépinière inside the perimeter, and a station on line J. The point to know is the trajectory: after Centre-ville it is the district that falls the most over five years, by 6 %, and it loses a further 2,1 % over twelve months while the town regains 3,5. It did not take part in the recovery of the past year.

Frequently asked questions

The average price in Les Beaux-Vents is 3 139 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 712 to 3 488 €/m² depending on the building, the floor and the condition.

Because Clamart is also a town of fifty-four thousand inhabitants in the Hauts-de-Seine. The official plan of Saint-Ouen-l'Aumône does name this area "Beaux-Vents / Clamart / Colbert", but publishing a property price page headed "Clamart" would have made no sense either for the reader or for a search engine. Les Beaux-Vents is the first name cited by the town, and it matches a locality and two streets in the district.

The district holds the station of Saint-Ouen-l'Aumône Quartier de l'Église, on Transilien line J, and the town's main station, on line H and the RER C, is close by. The former route nationale 14 towards Paris and the chaussée Jules-César, the old Roman road from Paris to Rouen, cross the area.

The district loses 6 % over five years and a further 2,1 % over twelve months, while the town regains 3,5 % over the year. It is the only area, along with Centre-ville, not to take part in the recovery. The building stock is mixed and part of it is old, which weighs on values at a time when energy performance is becoming decisive.
